Take a floor plan, and go to a flooring supplier, both tiles and carpet. Choose what you like then get them to do a measure off your floor plan they will give you a basic quote there and then, in the shop. It will make the whole process easier for you, and at least you get what you want, not what the builder is allowing for you. The builder will allow for you to go a better quality, but again, with his cut on top. If you decide to do it alone, the builder will then deduct that amount off your over all price……but remember to check and make sure he does. Good luck, it’s avery daunting time selecting flooring!!! Re: Cost of Carpets, Tiles 4Jun 14, 2007 6:58 am Our floor coverings are included - the base price of the house is $271k - then for $2k extra they "throw in" tiles, carpets, upgraded kitchen, bathrooms, garage door etc.
So effectively, they've priced it into the $271 base cost. I asked about doing the floor coverings ourselves - and we'd only get a few thousand back unfortunately because of the pricing structure. For that reason - we're going to upgrade the basic tiles to nice ones (as you can't really change those later) and leave the cheap carpet. As soon as we move in, the plan is to start a family - so in 3-5 yrs I expect the carpet will be ruined and we can lay some nice stuff then. It's the same with our apartment - crappy builders carpet - at the 5 yr mark it's starting to look worn. Harvey Norman were advertising 'Landlords special' polypropylene carpet the other day for $19. I hope that was per m2 as well as a sheet of plastic probably costs more than that! We will upgrade but I'm still deciding whether to upgrade through the builder or do it ourselves. I guess I'm going to carpet shops on the weekend to investigate. Laying tiles costs from $40 to $70/m2, including labour and materials. You should be able to get a top quality tile and laying for $100/m2 Therefore, your builders allowance of $76/m2 is in the lower price range. This does not necessarily mean that he is using low quality tiles and/or laying. The cynic in me tells me that the builder has probably allowed more for carpet and tiles than he is telling you, but the low figure is all you will get back if you do it yourself. If you take it out of the contract, he still keeps the profit and does no work. If that's the case, see if you can upgrade to the carpet and tile you like through the builder. Theoretically, the extra should be the difference in cost to your preferred carpet/tile plus the builders margin. Seen this before - one house we looked at had ensuites for every bedroom (4) - I asked how much credit you get for taking a bathroom out - $3k. What if we wanted to add another one - $7k! So there's $4k that seems to go straight to profit!
