You are best off going to see your local carpet/tile shop and get some quotes for products of a standard that you are happy with. We're spending around $100/m for bamboo flooring laid, and our tiles were around the same. That said, you can get tiles that are much cheaper, and much more expensive. Same applies to carpet. I guess carpeting to be around the 3.5k$ mark. I don't have to be spot on as I just need it for the provisional sum figure to satisfy bank. The tiling sounds about right but the carpet seems on the low side. The builder assures me that a decent carpet can be had for that price m2 but I dunno know. Re: Provisional sum for floor coverings 5Oct 31, 2009 8:00 am What you allow is up to how much you want to spend. You could allow $30k, $20k or $10k, it depends. From my experience, we approached it with our end goal in mind - A home. Not a show home, a home. Whilst the flooring is important, it did not rank above managing our costs and ultimately the mortgage. My life won't be any worse if I have for example, a cheaper laminate vs real timber. Remember, if it's on the mortgage then you effectively end up paying at least double for it with interest over the term. Sorry for the ramble, I guess it is about your own context. We have decided on an OK carpet around $45m2 laid in bedrooms and lounge and have 'allowed' $50m2 for the rest (which probably means a decent laminate) Now, if the build goes well and no surprises e.g. retaining then we may have extra cash to add to that and get different flooring. If not then we have a least allowed enough for good flooring. I agree with earlier comment too, pop in and get some quotes and see the product that your allowance could get you.
