This is what I have been told by a timber floor company. Note: The timber floors which we are looking at are 18-19mm with a 19mm batten for ground floor, 1st floor it will be glued onto the particle board. 1. Ask Builder to have a helicopter finish for the concrete slab to allow a more even smoother finish. 2. Ground Floor - allow 38mm height over slab for Skirtings, Architraves, Doors, Kitchen, Staircase and only tack on skirtings to allow floor installer to adjust if necessary and re-nail in place. 3. 1st Floor - allow 19mm and rest is same as above. I hear Baten is good as it allows some air circulation underneath the floor boards, however they may move over time if it is not anchored properly. Plywood seems a little bit dearer about $3-5 more per Sqm but doesn't have the air-circulation and will the plywood rot underneath if it is exposed to water? I guess you will get different sounds coming out of Baten and Plywood too. Would love to hear your comments and recommendation. MadCow Re: Solid Timber Floors - height allowances 5Apr 27, 2009 7:40 pm Plywood is generally seen as a better method as the battens can give a 'drummy' sound to the floor. You wouldn't really get air 'circulation' in an enclosed 19mm space 400mm between battens. The plywood would need some serious water soaking to rot it.
