We are building with Carlisle and getting grumpy with their lack of flexibility. We are doing the timber floor ourselves after handover - this was done not just to save builder markup but because Carlisle only offers laminate flooring and we wanted a better quality floor than that. Our site supervisor was very good and said he could have the skirting boards all cut to size and mark them for where they would go but when it came to formalising that he got overruled by his boss. It is saving them work so why they won't do it I don't know. So we are left with 2 options - leave the skirting boards off entirely and they will just be lengths of board - not cut to size, not painted or prepared in any way - and of course no credit for the less work. Or we can put them on and then use quad moulding round the edge of the rooms to cover up the gap where the timber boards butt up to the skirting boards. Can anyone share any photos of what it will look like with the quad moulding up next to the skirting boards. Seeing some photos will help us decide what to do - I am guessing it would be quite an expensive job to put the skirtings on, cut to size, paint them etc after the floors are finished. Thanks, Dale. I think the best approach is to have your skirting higher with allowance for the raised floor height, so the floor guy can just cut into the skirting without needing to remove and reinstall. If you paint the full lengths yourself and then just get a chippie in for the day it wouldn't set you back that much. You woould just have to touch up the fix-out nail holes. If your going the scotia/quad way, check what skirting they use, many project home builders use tiny little skirting (often 42x12 or 66x12 pencil round) - you don't want the scotia or quad to look as big as the skirting itself. Re: Timber floor after skirtings have gone on - share your photo 5Mar 25, 2009 7:16 pm i agree it's going to depend on the size of the skirting so if you have tiny skirting then finishing with quad will look a bit silly, but if the skirting is a nice height then quad will look fine and if you look at older houses with timber floors they all had quad laid. personally i like quad because i just think it finishes the skirting off nicely but not with tiny skirtings. Re: Timber floor after skirtings have gone on - share your photo 6Mar 27, 2009 1:56 pm This is laminate, not real timber, but we had the same issue with the builder not wanting to leave off the skirtings, so trim strips it was. We went for a triangular profile, which matches the skirting profile well in our case. The timber trims aren't even noticeable, unless you're looking for them. I'm at tender stage and i asked this same question and they told me that there is no problems with leaving the skirtings off and cutting it to size for us. They will tell our ss when we start construction! Unfortunately we didn't think to increase the size of our skirting... Wonderland - I know, a real pain. Particularly after the SS agreed and then he got over ruled. So make sure you have it in writing if they have agreed to it now - or else you risk the same over rule! Donuts - thanks. I am thinking that painting the same as skirting might be good. We shall have to try paint and stain sample and see what seems to look best. The other thing is our walls will be white - although a different white to skirtings - so hopefully the 'smallish' skirtings will be less obvious. Some of these older features gave houses a lot of character so dont be afraid of them or feel you have to hide them. Our skirtings are now on. We met with SS just before they were due to go on, so only had a couple of days to work out what we wanted. OK about it now, will be fine. Looks fantastic. I didn't even know what a quad was until a year ago when she looked at some display homes with me. I had always assumed that it was all part of the skirting at her place. That made up my decision to paint our quads the same as our skirting rather than stain to match the floor.
