just letting you know that you can also get solid timber (18-19mm thick) in prefinished format. You don't have to sand and polish afterwards. We recently installed prefinished solid Kempas, AB grade, 80mm wide, not sure length, 18mm thick in our new house. Mind you, this is Sydney. It cost us $75/m2 fully installed, including removing skirting and reinstalling skirting. It was on chipboard surface. It will be more if on concrete. We had a cheaper quote ($68/m2) but the company lost 2 of their installers and could not install it for us. It took them 2 full days to install. No sanding means less dust and mess. Still messy, but less. What grade are you loking at? The width of the plank and thickness also affects cost. I could show you photos of our prefinished timber floors if you like. we had solid 19mm sydney blue gum, glued and secret nailed onto plywood, done a couple of months ago. We got the timber from a place in Kensington, called Completely Floored. It was laid and finished by QAP Timber Flooring from Sunshine (I think MrsB has used them too, at her place). We couldn't be happier with the finished product - love, love, love it - and would recommend both the supplier and QAP. We got the middle grade of timber (I think it's called feature) and paid about $70 a metre for that, then about another $70 for the laying, sanding and polishing. hope that helps. cj. As for width, not sure yet. It’ll be a few months before my house is finished and only then I can lay the floor. Say Sammy, is there a difference between the pre-finished compared to raw. Is there still a small amount of top layer, think its 4mm. If you can let me know.

The kempas is 18mm thick. It is not kempas floating board where only the top layer is kempas and bottom is something else.
A prefinished kempas is a full piece of kempas which they have sand and polished already. The installers only have to glue and nail (45 deg angle) at your place. Have to be careful not to scratch them as they are already coated, not like raw stuff. But quick, less mess and cheap. You can also get Aussie hardwood prefinished as well. We were also looking at red ironbark, 19mm thick and 120mm wide, A grade prefinished. They cost $99 supply and installed. But in the end, it was too much for us . They were really nice and hard. One more thing, there edge is not as sharp as the raw stuff. It is slightly rounded, very slightly. See my blog, I have photos of the floors. It is hardly noticeable, but everyone is different. I am thinking of getting solid floors and I just might consider that pre-finished option as I'd like to move into the place straight away, instead of sanding it and polishing, which could take days for the smells to subside.
