When we built, we took the upgrade to the Hebel Power floor as it has plenty of advantages. Generally we're pretty happy with the decision as it definitely reduces volume between floors and the house is great thermally. However we've noticed a creak in a particular spot in our main bedroom. Metricon initially sent someone out to have a look, and put some concrete glue on to a hairline crack and a small imperfection however this didn't fix the issue. On review they've further said that to look at the creak, they want to look from underneath which will involve cutting a decent size look hole from the downstairs ceiling. We're thinking about if it's really worth it as it's only one spot and not a huge inconvenience, but a bit annoying given one of the main benefits of Hebel is no creaking. Has anyone else had any similar experience and how did it go getting resolved? Look for possible cause direction of stormwater to under or near the building, trees nearby or a leaking pipe. They shouldn’t have filled the crack until they find out the cause of damage. You need to make sure you eliminate the damage cause before fixing the crack. P.S Hebel floor panels have steel reinforcing inside, so make sure the crack/s don’t go large, otherwise you may start seeing concrete cancer and more deterioration. Often the panels get cracks in them from handling and if a joist is higher/lower. Would have multiple cracks on your floor. If crack over a joist you may have screw heads patched to identify that, or maybe between joists and can often work that out from screw pattern Have changed a few out before.
