Our current plan offers 4 beds with a rumpus AND media room AND open plan kitchen living dining AND alfresco area... And 2 bathrooms (ensuite off main bed and seperate toilet/bathroom at the other end of house close to kids rooms and rumpus room) ... We will be using the media room as a bedroom but have the option of sacrificing some of its space and putting in a powder room (toilet and vanity) which will be closer to the main living/entertainment area. Should we leave it as is (4 and 2) with lots of 'living room' Or Should we make it 5 and 2.5?? ...what has better re-sale? (The room would still be big enough as a nursery/small bedroom/office/home gym) Please advise!!
