Browse Forums Buying Land 1 Jun 13, 2020 9:39 pm Hi everyone, I’m wanting to purchase land and I’ve come across this lot. I’m not great with reading title plans but I’m not sure if it’s a money pit. E 4 - what is an E 4? I’ve read an article that explains E-1 but can’t seem to find what the 4 stands for. Does this mean the easement is 4 metres from the back? This lot has a slope from back of the lot down to the front. Ideally, if purchasing a sloping lot, is it better to have the highest part of the land at the back or front? I imagine the site would be cut into at the back and filled in at the front? Is that correct? The lot is 39. Re: Land purchase lot 39 4Jun 14, 2020 10:06 am Hi Juneberries, We were actually looking at this lot ourselves, although it didn’t end up fitting our desired design (14m width required), but this is a decent block in the area for a 12.5m width design. The E-4 will be referenced in the plan of subdivision in the signed contract of sale you have. It just means it is the 4th listed easement in the plan of sub. There will be like a legend that says E-1 is easement for drainage, E-2 is easement for sewer stack, E-3 is a different easement for drainage and so on. Also, from looking into blocks over the last couple months, my understanding is that usually sloping down from the back works to be more cost efficient than sloping down from the front, but it really can still depend on the angles etc. Hope that helps! Thank you so much for sharing that info! Makes much more sense now. How has the land search going? I keep hoping to find a reasonably flat block in doreen but I’m just not sure that’ll happen!
