Browse Forums Buying Land 1 Oct 06, 2018 3:28 am Hi all, Looking to buy an untitled land in Melbourne's North. So far, the only short listed estates are Cloverton, Highlands & True North which suits our entitlement expectation/target of early 2020 that will give us time to save up on deposit to get the loan. Out of these, Cloverton will be closer to Donnybrook Train Station, whereas the other 2 estates don't have a train line near by but a bit closer to the city compared to Cloverton. They say Cloverton is going to have the biggest shopping centre in the north in future and will be kind of a mini CBD in the north. We are just starting so looking for some recommendations and pros & cons for these estates and if any other estates/areas/recommendations can be advised? Also, while choosing a lot, what are the most important points one should consider to come up to a decision as they're just on the paper at the moment and don't physically exist? Any other recommendations/advise for a very new entrant looking to build our first home? Appreciated. I imagine if they're fully developed it would look like a mini city. However, that's at 10-15 year development project, so most of what is promised is just on paper. There's no guarantee that they will happen as things can change. In the end we decided not to go for that area because: a. There were no nearby schools (big requirement for us with small kids). b. No metro train (although there is vline, but in my nature of work it's better to have more frequent trains). c. The area will be literally under construction for the next 10-15 years. There will be a lot of dust, a lot of construction vehicles, etc. for a long time. Your requirements may vary and there is plenty to like about the area. Also if you're looking at cloverton, and distance to trains/cbd isn't a problem, why don't you look at Wallan as well? It's the next town up hume highway and I heard they're cheaper, and you'll get a bigger FHOG as it's still classed as regional I think. There are also plenty of upcoming estates in Wollert/Epping, just off craigieburn exit from hume highway (turn right to Craigieburn rd east). Good luck! In Donnybrook it's looking like closer to $293,000 for a 375m2/400m2 (with needing to keep an extra $22,000 in pocket just incase for 'site fixed cost' if there is rock underneath the soil that has to be taken care of) so in reality $315,000 cost Am in almost same boat as you (first time purchaser of land then building) and only started reading online (websites, forums like this) about the post land-purchase period of "35 weeks" we are in for once they start doing the house build with a volume builder and the having to hire an independent 'building inspector' to look over the building process (as have no idea about construction) and also the 35 weeks of dealing with the SS (site supervisor - also know as construction supervisor) The setback from the kerb is 4m.
