Browse Forums Buying Land 1 Apr 01, 2020 9:48 pm Team, I have signed a contract for a piece of land, which has a sunset clause of 18 months. I was initially told by the agent that the pegging of the lang will be done in April and registration in June. I have gone unconditional on soil test but our finance condition is linked towards pegging and is till in my control. There was an oversight from my side where I did not understand the completeness of the sunset clause and I went with agents word that land will be registered in June 2020. I am beginning to get anxious as i have to pay 10% of the total value next day after the pegging and the seller can technically take another 16 months (July 2021) to register the land with services. Also, i am not sure if the bank will be willing to wait that long to settle the property(approx 1 years since loan approval). What are my options, the seller is not ready bring the sunset clause down and i dont see any demolition / clearing of the trees happening at site. is it a common scenario will sellers?
