We bought the block and we are designing a house now. The setbacks etc. make it kind of challenging to build, but the neighbours to the north will have to do the same which will benefit us. It is inevitable that we will get some overshadowing but it is what it is and this cannot be avoided. We are stoked with the location and size of the block and we got it for a pretty good price given it is 850 metres from the beach and still only about 8 km from Perth CBD, so we have to accept that we can't have it all unless we are willing to spend $300k more on the block. We are working with a good builder and are actually really happy with the design we have come up with. It is quite expensive as you say because there is a large amount of perimeter wall for the area of the house but we have 4 bedrooms, 3 bathrooms, scullery second living area on the top floor and a nice courtyard on the north side. We plan on installing a spa pool in the courtyard and a nice garden which will be visible from three sides inside the house. I will post the plans when I get them from the builder. Can I ask which builder you’re using? Would you recommend? We have a similar sized block in COS but budget is about $30-40k less dimensions on your original plan are inconsistent and with accurate dimensions (including site plan, upstairs and down) i could make a proper scale drawing with furniture… 3 7497 Thanks again for this information.
