Does anyone know what defines a zero lot land? Is this identified on the land? I’m told if there is an easement on one side, this means it’s a zero lot? Many thanks. There is effectively zero amount of the house lot past the edge of the build. (In actual fact the build is usually 20-30mm off the real boundary) This is often employed at the side of garages. If you have an easement then you can never have a zero lot build on that side as the house can only be built up to the edge of the easement leaving space to the boundary lot. Would it typically stipulate in the contract if you can build to the very edge of the lot? If the land is in a development then there may be certain covenants that stipulate what you can and can't build. I've only ever purchased and built on standard residential blocks so building zero lot has only ever been about meeting residential design codes.
