Browse Forums Buying Land 1 Apr 24, 2019 3:48 pm Hi All, I am the newest member in this forum and this is my first post. I have booked a lot and paid 5% deposit. The lot is in Darely VIC. There is a slope on my Lot from back to front. I was not aware of this when I got the lost as it seemed ok with naked eyes. The land will be titled some time end of this year, so I started to do a bit of homework on house build. Went to few builders with the Engineering plans and was notified about the slope. The numbers on the back of the lot is x1= 164 and y1=164 The numbers on the front of the lot is x2= 161 and y2=160 Please find the picture attached. Where I get the right information or get them calculations right for this kind of lot. The builder is suggesting a house on stumps, but these kind of houses are high on maintenance. I am not sure what should I do. How bad is 5m slope or 1.4m slope. Re: Slop on the Lot 2Apr 24, 2019 4:50 pm 5 m slope (over the future building envelope) is really bad, 1.4 m is so-so, but will still most likely require a split house. Yours one is around 3.5 m front to back according the drawings, but as building envelope will be smaller, yes, will be likely close to 2 m, so likely to be a split level house. You can build on stumps (will be cheap as peanuts) with minimum earthworks needed, or you can invest tens of thousands into cut and fill, retaining wall and two rafted slabs. Would anyone on this forum know of a builder/company in Brisbane with house designs for a shallow block.
