We're looking at buying a small corner lot (411sqm, 14m x 30m) on the southside of Brisbane. We've been told there's a 9m x 9m truncation rule for corner plots according to the Queensland Development Code (QDC MP1.1). We've checked the code and found the conditions quite vague/confusing - the condition for the application of the 9m x 9m truncation rule (see below) is "where the average depth of the lot is 24m or less". Then i'm confused how is this average depth defined? Does my lot fall within this condition?
The typical building envelope for corner lots as part of the Plan of Development is also attached below - it clearly indicates the front, side and rear setbacks, but the problem is the truncation curvature is not-to-scale and doesn't clearly set out the requirement.
Does anyone have similar concerns when buying a small corner lot in Brisbane? If the truncation really needs to be 9m x 9m, then the building envelope will be rather small and hard to accommodate any decent house design.
Or any experience to share with regard to applying for siting variation/relaxation from Brisbane Council? How likely would it be to reduce to 6m x 6m?

The block you’re looking at is 30m deep so the bit you’ve highlighted is irrelevant.
The 9 x 9 applies to your block as it’s 30m deep, again, the highlighted bit is irrelevant.
You should still have plenty of room for a decent sized house, and I’d be staggered if you could get them to change to a 6 x 6 anyway. The setbacks are less for a house under 3.5m high than for a house over 3.5m high. That is so you have more land to utilise for a single storey house, and less land to utilise if you built double storey.

Not sure if anybody else is also puzzled about this -- what I can confirm is the 9m x 9m truncation requirement is not applicable to small lot (<450sqm) according to the Brisbane City Council's Dwelling hours (small lot) code, which supersedes the QDC.
My builder's certifier has approved siting of my house within the so-called "9x9 truncation" -- just a myth that people have passed on and taken for granted far too easily.
