Have been looking at the 5 Estates there (Platform, Kinbrook, Peppercornhill, Donnybrae, Olivine) to build a 4 bed & 2 bath & 2 garage. In Donnybrook it's looking like closer to $293,000 for a 375m2/400m2 (with needing to keep an extra $22,000 in pocket just incase for 'site fixed cost' if there is rock underneath the soil that has to be taken care of) so in reality $315,000 cost Am in almost same boat as you (first time purchaser of land then building) and only started reading online (websites, forums like this) about the post land-purchase period of "35 weeks" we are in for once they start doing the house build with a volume builder and the having to hire an independent 'building inspector' to look over the building process (as have no idea about construction) and also the 35 weeks of dealing with the SS (site supervisor - also know as construction supervisor) The setback from the kerb is 4m.
