Browse Forums Buying Land 1 Feb 11, 2018 1:28 am Hey Folks, This is my first post on this awesome forum (that I have been lurking about on for a couple of months), and I am hoping someone will be able to help me with this newbie question. My wife and I just put down a deposit for a lot of land in a new estate here in Geelong. Obviously, being first home buyers we were pretty nervous, however, the sales people were great with dealing with our concerns. The one big issue we had at the time was not having any engineering plans that we could look at the lot layout (we were told that the engineering plans will be available in about a month for that stage of the estate). We had spoken to a salesman for a builder a few days beforehand who said that if we could send through the lot details he would be able to work out an estimate for the site costs (could offer fixed pricing if enough details were given). The salesperson for the developer we dealt with today estimated the site costs could be between $15000 and $25000. This seemed high to us as we had gotten some quotes from builders with display homes on the estate of around $10000 to $15000. Fast forward a few hours and I was trying to see if I can find another way to get some property information online. One thing I did find was simply a satellite view on Google Maps. What I found was the stage of the estate we have just bought into appears to be currently a large block of property (a farm from the looks of it) with things like (lots of) trees outlining the perimeter of the property. My newbie question is: With site costs from the builder, are we liable for the cost of clearing the property of things like trees? Or will this have already been done by the council/developer as they prepare that entire stage (roads, sewage, etc.) for title? Apologies for the newbie question - I'm just feeling a tad nervous at the moment - like we got played by the developer salesperson who just wanted a quick sale.
