Browse Forums Buying Land 1 Feb 04, 2018 6:03 pm Hi Everyone.... I'm new here. We are planning on buying our First home in Sydney. The Land that we are looking at has a. Water drain running from front to back. This is about 1 meter from the fence. b. Sewer Main line running from side to side in the backyard . Not exactly sure how close or far it is from the fence line. This land is part of home and land package. There's no permanent structure over these pipes. The house has about 1.52 meters easement on the side where the drain pipe runs from front to back.Enough in the backyard. Questions : 1. Are there any drawbacks of such land ? I understand that council can gain access to my property if they need to. 2. Does it affect value of the property ? 3. Should I go ahead ? Cheers... Re: Land With Sewer Main and Storm Water Drain 2Feb 04, 2018 8:18 pm Around 50% of all properties have a sewer or drain easement running along the fence. A lot less have an easement running front to back. If your house is well away from the easement it should be OK however depending on the pipe depth your house may need additional foundations at extra cost (See Building Close to Easements) If you have a house and land package you need to make sure any additional foundations are covered in the price you are quoted. Long term the future price should only be affected if a potential buyer would like to extend, or put a pool on the easement. The Harder You Try - the Luckier You Get ! Appreciate it. 2 6228 Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from. Then you'll know. 3 8535 4 10861 |
