We have been looking to buy for some time and have been waiting for a land release in our local area.
Finally, our land has come up.
When the plans came back, I noticed that there is approximately 400mm of fill that they will be adding to the finished surface, unless I am reading it wrong? http://i.imgur.com/qZttTnj.png
In addition, when I look at the Google Maps or even on land data maps, I can see that the land will be where an existing hobby farm is, and that they have trees that are going to be removed as apart of the land works. http://i.imgur.com/rAZd6Bl.png
We are set to sign contracts for land on Saturday and are the above two things cause for concern or greatly increase our site costs, noting that there will be fill on the land and that they will be removing a few trees on and around the block?
Is there anything else we are missing here? What should we ensure we do before signing contracts on Saturday? We have engaged a conveyancer and the lender says to wait till next year to apply for finance, as titles are so far off. I just don't want to do the wrong thing.
