Elara Marsden Park vs Box Hill

Hi dear members, just wanted your opinions on buying land in Marsden Park vs Box hill. We plan to build our own house for living. I work in city/north sydney/ Macquarie Park. Wifey works in Sydney but does not use public transport. No kids.

Please share your opinions on settling down in either of these two areas in future. Which of these suburbs will be a better choice in terms of living conditions, practicality, future growth, facilities, transport etc......


If you are working in Macquarie Park / City North then I certainly would say Box Hill would be the place you would want to be over Stockland Elara at Marsden Park.

Transport will be much better in 2019 with the new Metro built. With stage two going into the city and a metro every four minutes in the peak it's going to be exciting.

I recently went to The Gables at Box Hill and I was certainly impressed with the development and what is planned there.

In fact they had a new land release yesterday which sold very well very quickly.

I have a few clients who have bought there. There will be a new school and shopping town centre built there.

Thanks Wongbruce we went to visit The Gables today, I am impressed too. Prices are similar to Elara.


Per metre square definitely. As you said it's a place for you to live so therefore it's not an investment property.

We will visit Gables in the weekend. We found out that they have a few resell blocks on offer. Some of them are 565k on Realestate.com, others are asking 580-590k. I am trying to negotiate on the price. I want to buy for 550-560k mark. I heard that bank valuation is coming around 540k for their 450m2 blocks this month. I am not prepared to pay the difference from pocket....

Just remember that some of these blocks won't settle for a while so it will appreciate.

Hi Bruce how are you?

I was reading some other property blog and found out that property prices started to fall in Box Hill all new estates. In Box hill there are resell blocks flooded in the market and selling for 30-50k less than asking price. Chances to fall even more.

Also many are predicting that a huge a box hill price drop in coming weeks with foreign investors being unable to settle etc etc.
Any truth in those informations? Are they really selling for 30-50k less? Or is it just a hoax in those forums?

Last week I made offer for two registered resell lots, one in Rosalind gardens and one in gables. Today Friday afternoon i got call from both the agents stating they accepted my offer. Is that an normal response for a resell lot or is it a bad sign of prices falling sharply?
The more i read in these forums (eg propertychat) the more worried i am. Only assuring fact is that they have been talking about " this is the start of crash" everyday since 2014-2015 when i check their old posts. But I am scared to go ahead now. Anything worrying going on there in BH ?

Those who bought off the plan earlier have already earned their profit. Do you have the property address as I can look up the previous reported sales price and the price you offered?

Then I will be able to let you know whether they are selling it out of spite or because they made huge gains already. Just remember most of those registered blocks recently were sold two years ago.
