Browse Forums Buying Land 1 May 07, 2017 10:59 pm We drove in Box Hill today and noticed many of these projects 186 Old Pitt Town Road Box Hill (Paramount ) 71 terry road box hill (Rosedale) 78 Terry Road Box Hill (Halcyon Rise) etc have very sloppy (uneven) land level for most of the lots. So wondering will the land get leveled (evenly) for land(only) purchase? Is it included in the Land price? This is important for us to know as if thats the case then we will skip all of such projects and focus on flat land lot only. I'm not familiar with the area but as a general rule if the land is for sale then it is 'as is' condition and will not be levelled any further. majestic35.weebly.com Re: Will the land get leveled (evenly) for land(only) purcha 3May 08, 2017 10:22 am Rocchet thehuntbegins We drove in Box Hill today and noticed many of these projects 186 Old Pitt Town Road Box Hill (Paramount ) 71 terry road box hill (Rosedale) 78 Terry Road Box Hill (Halcyon Rise) etc have very sloppy (uneven) land level for most of the lots. We bought land with a 2m fall will a few bumps and holes in it. It was sold to us as is and then when we chose a builder they charged us for the cut and fill to create a level surface to lay the slab. Re: Will the land get leveled (evenly) for land(only) purcha 4May 08, 2017 5:28 pm I have bought in Rosedale 71 terry Road. I think I will need to pay for the site costs however Rosedale is already quiet leveled. Re: Will the land get leveled (evenly) for land(only) purcha 5May 13, 2017 12:03 am You should be able to work out the fall from the subdivision plans in your land contract. If you can't work it out post a pic of the subdivision plan on here, highlight which block you have put a deposit on and I'm sure one of the experts on here will help out. Ahh, I have been to Rosedale 71 terry Road and surely its not leveled and thus one of the reason we skipped that one Re: Will the land get leveled (evenly) for land(only) purcha 7Feb 28, 2018 3:34 pm Basically no the site will not be levelled for you. even if the site is levelled, you will most likely have a heap of fill in the site which will add to your site costs anyway as they will need to support the slab Land deposit 14 Nov 2015 House deposit 4/9/16 Land title 15/5/17 Quote signed off 28/1/17 Colour selection 21/2/17 Tender appointment 28/3/17 Developer Building approval ??? Site start 11 July 2017 Depends how much direct sun it gets. Is there any shading (eaves or trees)? If the sun hits a window directly it doesn't matter too much if it's double or single… 1 12666 9 24793 Congratulations! Nice to put that to bed before christmas, now you can relax 3 7180 |
