Browse Forums Buying Land 1 Feb 20, 2017 1:55 pm Hey guys, i am after as much advice as possible, me and my partner have just put an initial deposit on a land in Bacchus marsh today, (to hold the land) I'm have mixed emotions, I'm extremely excited but I'm nervous because where do i go from here. On Wednesday we are meeting with our broker to put through a pre approval but when do we get a conveyancer? what processes do we take? what happens now? Any advice or steps is 100% appreciated as well as suggestions on conveyancers in the area or around? Thank you !! Re: First home buyer buying land 2Feb 20, 2017 2:56 pm Congrats! Once you obtain a copy of the Contract of Sale for the land then you can engage a Conveyancer. They'll read over everything for you. The people who are selling you the land should be able to provide you with a copy of the section 32 - here is a good link explaining what that is: http://www.realestate.com.au/advice/vendors-statement/ Good luck! Re: First home buyer buying land 3Feb 20, 2017 3:53 pm Thank you, i just got sent through the contract of sale, ill have to start looking for a conveyancer that is good! thank you for the link gives a really good inside to it all! Re: First home buyer buying land 4Feb 20, 2017 8:48 pm If you have any lingering doubts about any part of the contract/purchase/anything, don't use a conveyancer but a legal office that do conveyancing. They are cheaper yes, but have zero legal knowledge and won't deal with any contract issues. They simply do the required paperwork nothing more. No axe to grind. I've used a conveyancing service. Re: First home buyer buying land 5Feb 20, 2017 9:04 pm hmm interesting, i thought the whole point was the legal part of it, lucky i have this site so i can understand all of this, ill have to have a look into these asap as we will be signing contracts in about 2 weeks Re: First home buyer buying land 6Feb 20, 2017 9:21 pm Congrats very exciting! I found the most helpful thing for us was to ensure our conveyancer and broker communicated. This meant that I was not relaying financial info to the conveyancer it came straight from our broker in regards to holding the deposit check/finance clauses etc. Re: First home buyer buying land 7Feb 24, 2017 1:21 pm If you are in NSW, I recommend Carol from CS Conveyancing Services she is a licensed conveyancer. My family and relatives hired her for house and property conveyancing before and everything went very smooth. She's a lovely smart lady. Congrats to this big step! Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme. Familiarise yourself… 6 5865 Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6444 So it looks like we finally have some movement on site!
