Browse Forums Buying Land 1 Dec 07, 2016 6:43 pm We are first home buyers and have bought a block of land and engaged a solicitor recommended by the bank. We signed the land contract which had a 21 day finance clause and this had to be sent to the developer's head office for counter signing and then was sent to the solicitor, who was supposed to send it to the bank. The 21 days started the day the developer counter signed. I made several phone calls following up to see if the solicitor received the signed contract. They finally returned my call 13 days after it was signed by the developer and said they would scan and email a copy to myself and the bank. By day 18 the bank still didn't have a copy and had to follow up urgently, and finally got a copy on day 19 and had to then arrange the valuation. Today was day 21 and we haven't heard anything. I feel the solicitor has been really slack in this regard and if for any reason our finance isn't approved we are in trouble. I don't know what else I should be expecting the solicitor to do, so if they don't do it I wouldn't know. I have lost faith in them and would like to know exactly what we are paying them for so I can make sure it gets done. Re: What does a solicitor/conveyancer do? 2Dec 07, 2016 9:49 pm They prepare the sale contract and check to tally up any outstanding rates on the property -- making sure the correct charges are borne by either purchaser or seller. They also transfer sale money to correct parties (deal with banks/lenders). We just sold our old house by private sale (no agent) and used a conveyancer who did the above. He was fantastic. Super professional, efficient and called me all the time to keep me informed. Ask your solicitor what he's doing and why he's taking so long. They will engage to the process and help you with settlement. They are really a big help.
