Browse Forums Buying Land Re: Halcyon Rise - Box Hill Lj Hooker 21Jan 04, 2017 2:17 pm Wishing happy new year to all of you! We were away on a much needed holiday and back now. - With reg to the schools, we enrolled our son to the Ironbark ridge public school and heard the same news as Kery_deep. We can keep him in the school as long as we want even though we move to Box Hill. - With reg to the lot numbers & sizes, heard the same story as Taurian_ankit. My solicitor has been trying to get some written proof about the changed lot numbers. But the news she's getting is that, they are not finalized yet and will be provided soon. Re: Halcyon Rise - Box Hill Lj Hooker 22Jan 23, 2017 1:20 pm HI Ankit, I have been in contact many times with the agent, and i have also requested an updated contour plan which they have sent into council. I also went on the hills council webpage and done search for 78 terry road developer applications. This shows all the paper work that has been sent into council for approval and has the new lot numbers and sizes. I do believe this change is going to be our new lot sizes as the agent also mentioned to me that some people have lost their lot all together. The annoying prt of this all is, trying to speak to a builder and not knowing exactly what your land size is. but for me i am going with the new size as it is smaller, and for any reason it goes back to the original then i get more room !! Re: Halcyon Rise - Box Hill Lj Hooker 23Jan 23, 2017 1:26 pm Also has anyone started building tenders yet? I know it is early days, however some builders are offering 18 month fixed tender which seems very good value considering price rises! I am hoping site costs are minimal as our lots should be benched and retained. Edy Re: Halcyon Rise - Box Hill Lj Hooker 24Jan 23, 2017 3:06 pm Hi Edy, Hi everyone, I purchased lot 229. I have been asking my solicitor for updates but they don't know themselves so thanks for sharing the info on the council site. As for tender... we have already entered into one with McDonald Jones - and we opted to pay for 18 months fixed as the $6k cost far outweighs the likely price rises in subsequent quarters (you will find most are raising prices this month). We are actually just going through deposit variation changes which will lock in the house structure... but now that you mention changes I will review to see that I am working off the correct dimensions, although at a glance I think I must have gotten in after revised lot numbers and sizes were made so I should be safe (fingers crossed) Will check in on this sight every now and then to share more info as we move along. Re: Halcyon Rise - Box Hill Lj Hooker 25Jan 23, 2017 8:24 pm Hi tommy_gun, I too am going to tender with MJH this week I will be paying my 3k deposit and they currently have a promo which is fixed price for 18 months without paying the 6k so that is great news for me. we are going to be building the Castleton, what are you looking at building?? I also have updated plans sent from agent which shows all the contours, cut and fill and everything they plan on doing for that estate.. I was not meant to have this however he sent it, so if anyone wants a copy let me know. Re: Halcyon Rise - Box Hill Lj Hooker 26Jan 23, 2017 8:32 pm irizvi indika irizvi Hello everyone, I am thinking of buying a lot at Halycon Rise, but my concerns about around how long will it take for Box Hill to become actually livable, what are your opinions on this. Hi Irizvi, I had the same concern. That's one of the reasons why I went with Halcyon Rise. Most of the big developers (ie: Gables) have promised registered lands from mid 2017, where as Halcyon says x'mas 2017. Which means, by the time we're done with building, most of the facilities (roads, parks, shopping malls) should be there, in theory. Thanks for the quick response Indika, so hypothetically speaking if we move in by end of 2018, I guess public schools will still be not there. do you think we would be in Rouse Hill schools' en catchment or Riverstone? Boxhill school catchment is rousehill!! Re: Halcyon Rise - Box Hill Lj Hooker 27Jan 23, 2017 8:34 pm indika Hi, Yes I did. Lot 92. Saw a huge demand over the last week once they launch the site office along with Stage 2. Have you bought as well? I noticed your land size got bigger, did they make you pay the difference or was that just luck of the draw?? Re: Halcyon Rise - Box Hill Lj Hooker 28Jan 23, 2017 9:10 pm Edy_Jab indika I noticed your land size got bigger, did they make you pay the difference or was that just luck of the draw?? Haven't heard from them as of yet. Let's see. I was still under the impression that these are not the final lot nos. So was not in a hurry to lock down on a house design. Now that you've pointed things out, i might start looking for a builder too. I'd love a copy of the new plans. Will send you a pm with my email address. Box hill will be added to the rouse hill school catchments? How sure are you mate? MJH tenders have a 6 month expiry, and they offer another 6 months for free so we have to pay for the remaining 6 months to extend to 18. Since we paid our deposit end of last year we have the free alfresco cabana grande upgrade... but they also gave us the impressions package upgrade for free, waved the cost of the ducted air con and upgraded all appliances to Fisher & Paykel. All in all $42k worth of extras. Saying that, they don't include the cost of flooring nor driveway where as other builders do so you expect to get something from them to remain competitive. Castleton looks well laid out. We went for the Havana Renwick design - we preferred the flow of a single story design. We really wanted the Miami, but with our land size we were going to have a small yard... I wanted to maximise it as much as possible so i can get a pool.. the castelton flows nicely and has alot of exposure to the natural light which will be good!! im extremely scared to go through colour etc cause i want to keep cost to a minimum so i can get other things done afterwards.. a few friends are going through colour etc at the moment and they said we will spend a few thousand upgrading as some of the basic isnt the best,, but other basic stuff are good.. i just need to be firm on what budget is.. we have a fair few inclusions which is good so time will tell.. I get frustrated not seeing any work getting done. Yeah exactly. I was driving around the area the other day and most of the other developments have kicked in. High grove, Akora all are in full swing. Re: Halcyon Rise - Box Hill Lj Hooker 38Feb 09, 2017 1:00 pm indika Has any of you originally signed the contract for the old lot numbers? And have you received any document after the lot number revision? I have signed contract on old lot numbers and have not recieved any paper work nor has solicitor !! I was at council a couple of days ago to get clarification on dcp and as he checked halcyon rise development he told me that it is not yet approved... all documents are in however council is in last stage to approve it which is scary to rhink they r meant to be digging dirt this quarter. However, I am very impatient and have dug out all the appropriate paper work they have sent into council, and have also been notified by a source that these plans should not change Please see below the link to the contours below. https://www.dropbox.com/s/o49pfjlm3rh581o/16-386-DA%20combined.pdf?dl=0 I brought terry road box hill in June 2022 House was meant to be completed Nov 2023 That did not happen I had to chase them so much to the land Registration and… 0 2511 Howdy all.
