All Cherrington, Potters grove and South siding will have same market value. An area is mostly appreciated due to the people who live over there, as we have many suburbs in Melbourne which are good as far as their locality is concerned but they have bad name associated. I hope Officer will be a vibrant community in future and a place where people will want to live. I go to Arena which has the essentials 1klm down the road. There is a high school and special school in Arcadia with a primary school opening next year. Bunnings etc only 5 mins down the road. We love it here and watch home values soar once the town centre is built! Wish I was though I reckon I could help them out with some sales lol... but all in all I think it's definitely a good thing for those who have the officer postcode but I guess my point is that certain areas/estates/locations within a suburb always have different values and people will always pay less or more for something based on what the market is demanding at the time. Good examples is the difference in price from say Cardinia Lakes vs Heritage Springs in Pakenham. The houses in Heritage Springs demand a good price tag. Take a drive down there and you get an idea of what I mean. Why would someone pay that much for a house in Heritage Springs?? say a minimum 550k+ when they can buy in a budget estate in Officer for much less and have the postcode. The market is speaking if you know what I mean. Big blocks big frontages and not a squashed look like some of the new estates today. I personally would choose the Officer postcode over Heritage Springs but only if the Officer location was Grandvue, Arena, Timbertop or The Rise. Don't get me wrong I'm not saying certain estates I mentioned in an earlier post in Officer is a bad move, I'm just saying some estates/locations within a suburb, will be more expensive than others. I guess the market will determine the price tag over the longer term. End of the day the main thing is if you are happy and you are buying within your budget! but what makes me happy, might not necessarily be the same for someone else but I can only give my point of view I guess. Timbertop lot 14 by 34 $340,000 South Siding lot 16 by 28 $250,000 South Siding was within a short walking distance to the Town Center. That for me was better value and location. Just not sure about the noise from the train. One was $340,000 because the estate was built the other was $250,00 because the estate was a paddack. When it gets built it will go up in value. Stage two Two bulldozers working on stage 2 shaping up the roads. The entry to Heathcote Grove (from potters Grove) will in November start to look like the Photos posted here for Pioneer Way. Stage one. Won't be long for your title if they keep working at this rate. Gutters and front part of driveway are done to one side of all roads in stage I. Trucks brought in wires in that will be laid before doing footpaths It’s all starting to come together. In 3 to 6 years when they build the New South Officer Road, (coming down from Bayview Rd, along Heathcote grove) and the parkland is worked on and made nice, this area will be the heart of Officer. It starts from Bayview rd Princess Highway and will overpass the rail line. According the Officer Infrastructure project list it won’t be started until 2023. But the signalized intersection at Bayview Rd / Princess Hwy will be between now and 2022. The intersection at Gumleaf lane / Pioneer rd will be between now and 2022. But an upgraded intersection with signal will be done after that date This New Officer South road that runs along South Siding will be a 6 lane road and when this is done Station St rail crossing will be closed. If stage 2 of South Siding was prone to flood then the rail track would be as well, and officer station, and Maranatha Christian school because all are about on the same ground level. And why would millions be spend on a new Office South rd to be built in flood area. Leber bush parkland.... the native vegetation reserve between South Siding and station st is the developers responsibility. The people that are doing Arcadia. However, the road from Pioneer way , South Siding, to Station st. is the Gum leaf lane extension. That will be between 2016 and 2022. and done by the shire Council. Check the website below and click on the map. That should give you an idea of flood prone area. If you live around Clyde and Koo Wee Rup area that seems to be the biggest hit. Part of the reason if I bought in Officer I would consider buying north of the highway higher ground and protect your investment. If you live south of the Princes highway, you probably live in a flood-prone area. If areas were prone to floods, the land contracts would need to state this and builders would need to accommodate.. (as per the BAL), none of which was ever brought up in any of my meetings.
