Kellyville - Balmoral Road Release 221Aug 25, 2018 7:54 am Just wondering why the council did not plan for the concrete footpath on this side of New Holland Drive? Footpath is needed. Then , if no final plans have bee submitted to the council yet, I feel the registration process may be delayed to Nov/Dec. or January next year. Re: Land Registration? Has anyone contacted council to see where it’s at in terms of final plans being approved Re: Land Registration? Kellyville - Balmoral Road Release 226Aug 27, 2018 8:48 am bps18 Have some of you guys got the loan pre-approved for your properties (land plus construction)? I was told it only lasts for three months, needing pre-approval again. This is very important! We had ours pre-approved but due to delays with our DA / Sydney water approval, they disallowed the previous approval.. And since the Royal Commission is still giving it in their back side, they are not interested in giving me the money they had previously approved.. As an idea they're saying I'm gonna get $150K less now.. This is CBA.. I'll have to shop around.. Also they are overly cautious with construction loans, had it been an established property purchase they would probably be more flexible.. --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Kellyville - Balmoral Road Release 229Aug 30, 2018 5:44 pm Rang council today gave DP number of Aquire blocks they said it’s not been submitted yet for final approval from developer/owner Jasmere Properties she said when they finally do it takes approx 4 weeks to gain approval then 2 weeks at land titles office I’m thinking this won’t be registered until Xmas Frustrating!!!!!!!!!!! Re: Land Registration? Kellyville - Balmoral Road Release 230Aug 30, 2018 7:04 pm Hey guys ! Couple of questions : 1) Does anyone know what price 17 Garden View sold for ? 2) does anyone know what restrictions/set backs apply to corner lots? Like can I choose which side I want the frontage of the house to be ? (Like if i put a garage on the secondary street do I have to leave 5 meters on that side and 5 meters on the primary street) - I am just deciding how I can build (in particular looking at 6 Pupple Street) - any help is much appreciated ! 3) am I allowed to build a triple story house ? Or only a double story with a basement garage? Cheers guys ! Much appreciated Re: Land Registration? Kellyville - Balmoral Road Release 231Aug 30, 2018 7:04 pm Hey guys ! I can see that the final plans have not gone to the council yet (I talked to them on Friday last week). It seems getting the loan approved for the land may be the best option at this stage (e.g. when the final plans go to council, sp please keep monitoring). One of the CAs was telling me to go for home plus granny, and with a potential high rental income, we can get more construction loan. No clear ideas to me at this stage. Re: Land Registration? Kellyville - Balmoral Road Release 235Sep 18, 2018 2:22 pm Hi Guys - have you guys sourced a 9000 litre underground tank for your builds and from where? What is the cost coming out to be for the whole thing? I'm having difficulties finding anything online / spoke to a couple as well who say 9000 underground is hard to find .. --- I don't have a signature - just this sentence saying that I don't have one - that'll do!
