Browse Forums Buying Land 1 Jan 27, 2016 7:53 pm My land was due for settlement in April 2015 when I purchased it. It's still not settled. At this stage we are 10 months overdue How far overdue was your settlement from when you were originally told it would happen? Anyone title ahead of time? Re: How long did your settlement go over by? 3Jan 27, 2016 8:05 pm We payed our deposit in July 15...we were told about four months off registration when we purchased. Our sunset clause was six months which expired jan 16...we extended until April 16 as were stressing we'd lose it if we didn't extend it. The council has said its still months off as the developer still needs to do heaps prior to approval...the developer tells us a different story...meanwhile our tender with the builder (our loan is approved on the tender) is about to expire so hoping they don't hike up the prices! Developers have us over a barrel Re: How long did your settlement go over by? 5Jan 27, 2016 9:13 pm Lol we were peeved but our situation doesn't seem too bad! Deposit March '15, anticipated Mid-May '15, titled end of Nov '15 Building a Porter Davis Livingstone 23 in Mayfield, Cranbourne East | Our thread 18/05/15 - Contract Signed 24/12/15 - Land Settlement 30/1/16 - Slab poured 9/06/16 - Handover Re: How long did your settlement go over by? 6Jan 27, 2016 10:18 pm deejay08 Oh god Huggy-B! I'd be a stressed out mess if that happened! Yeah the worst part was I had hung in there that long I couldn't see any sense in bailing. It tied up my finances for ages, such that I ended up selling the block as soon as it titled. The developer was eventually committed to an insane asylum and within 2 months of the new guy being put in we got titles. Re: How long did your settlement go over by? 9Jan 28, 2016 4:33 pm Wow. Sounds like my experience isn't the worst out there.. not sure if I should feel better or sorry for everyone else? Problem is once your a year or so in, walking away seems too hard.. its such a high cost to have your finances tied up in land ;-; Re: How long did your settlement go over by? 10Jan 28, 2016 6:02 pm thewoodies Lol we were peeved but our situation doesn't seem too bad! Deposit March '15, anticipated Mid-May '15, titled end of Nov '15 That's not too bad...pretty sure ours will go close to a year Re: How long did your settlement go over by? 14Mar 11, 2016 8:40 pm I paid deposit and signed contracts in Sep 15, settled on time in Dec 15. Re: How long did your settlement go over by? 15Mar 19, 2016 8:48 pm We have purchased in the Harpley estate. We were told to expect titles in mid November 2015 - and to Lend Lease's credit, we settled in December 2015. We were very happy - particularly because other estates in the Werribee, Wyndham Vale area have had so many delays. Re: How long did your settlement go over by? 17Mar 30, 2016 8:22 pm Paid a nominal deposit in October (my situation was a simple subdivision of one title into 2) and got title and paid for settlement the following May and I started site excavations 4 weeks later in June and building another 4 weeks later in July. Re: How long did your settlement go over by? 18Apr 17, 2016 4:16 pm I paid 10% on May 2015, was told to be settle in July , but ended up in Feb 2016. I have to pay 3k for my builder due to late site start . The thing is now about Eden Brae Homes, They took 3 months but cant bring the job to the site and is asking for another 2 months. A Post contract variation has sent out asking another 2k because of the later site start, I was telling them thats because of them ( EBH ) taking 5 months since land settle , not from me but they told me its because of my land is required more docs . I won't build anymore with Eden Brae Home if I have another chance . How long did it take for your builder to take your job to construction ? No the fireplace doesn’t work. It’s been enclosed. I’m not sure what was removed, as it was done quite some time ago - well before what I can see with photos online… 2 11584 Congratulations! Nice to put that to bed before christmas, now you can relax 3 7180 What? It's a lighting question, the control joint is only needed at 12m centres, a bulkhead or change of direction will suffice as a 'break' in the ceiling, just make… 8 8572 |
