We paid our own deposit in October 2014 while waiting for the settlement around June 2015, but there was another delay of additional 6 months which then gave us more than a year to save for settlement, which eventually happened in December 2015. You have to remember that the land would have slightly appreciated before it titles, which is quite helpful. Hope that helps!
