We received some of the plans from the developer regarding building setbacks etc. We narrowed down our list, however when reading the notes it gets me confused . The wording states; A dwelling may adopt any setback up to the boundary on a nominate built to boundary (As identified by thick dark line), where the building or part of the building does not exceed the lesser of 50% of the side boundary length or 15.0m. The Height of the wall located within the nominated building setback must not exceed 4.0m or an average of 3.5m from the finished ground level. Any building or part of a building that exceeds the lesser of 50% of the side boundary or 15.0m must maintain the standard non zero lot line sure boundary setback for that lot type as detailed in the table below. A house can be built to the boundary, so long as the length of the wall doesn't exceed 50% of your lot's length. Typically lots are 30-32m in length, so max 15M. Typically most builds have the garage protruding out of the plan and its just the garage that ends up on the boundary. You wouldn't want the entire wall of your dwelling on the boundary, i.e. windows etc. I'm unsure about the height restriction thing and if you were say building a double story house how that affects it. The house we are building only has the garage on the boundary, which has its own roof for a bit, then the rest of the house comes in etc. So maybe that is acceptable? If you have an idea of house plan, perhaps ask the developer? Even the display home people would have a general idea on what can and can't be built. Yeah I don't know why I came to a forum.
