But i still wanted to clarify a few things i couldnt find, answers relating to buying land. Basically we are looking to buy land (14m x 32m roughly) and put The Manhattan 25 on it from Coral Homes. We are looking in the Springfield Lakes area in Brisban/Ipswich. My questions are when buying land what are the things to look for? Can i get soil tests done/added as part of the purchase agreement to avoid future site cost surprises? Any websites that show you how to read a plan? In regards to land that has yet to be excavated, are there any risks in buying land straight of the plans? What i mean is the land is currently forest type area surrounded by a lake, how can i be sure that if i pick a block that the soil isnt gonna be the worst grade there is. Are there safety nets i can put in place in the contract or is purely pick a block and cross everything and hope its at least H type block. I don't think you can say subject to soil test or anything. However the land agent should have the engineering drawing of the land . How they plan to fill the land . Before and after figures. Any builder can review it for you. Metricon told me if you buy from a big developer , they normally get the site ready and prepare for report that will be used by the builder . Talk to a builder , they can look after the land and give your opinion and estimate on site cost Re: Buying land - what to check for and do 8Aug 18, 2015 9:28 am We signed a contract on our land subject to soil testing, finance, and suitable dwelling to our satisfaction could be built on the block. So it can be done. Having said that, our block is not in a big development, it's just a single block in an older area so that probably makes it easier as we were purchasing from a private vendor rather than a developer.
