On the council da tracker they lodged the construction certificate last week. But I haven't asked David for a new expected registration date yet. My wife and I purchased a block from David early this year and was told by David that registrations should be done by September 2015 but the way things are looking we might not get registration until next year. David seems like a genuine guy and he speaks highly of the developer TC Tallwoods. I tried to find some info regarding the developer but all I got was some court appearances regarding some disputes, hmmm . The Hills Shire Portal has a construction application lodged but it was only done on the 16th of June see link ( https://epathway.thehills.nsw.gov.au/eP ... yView.aspx ). It seems that the prices in the local area have shot up, were seeing land smaller than our go for much more that what we paid for not sure how happy we would be. Agent 101's idea of a dedicated FB page is a good idea but it's a shame I deleted my account due to privacy. Anyways anyone else out there looking at these reviews let me know what your thoughts are regarding the development at the Hillview Estate Ridge. I think it's a really beautiful location away from all the excess street noise and traffic, just hope we have a good community around us. Turns out council has found few anomalies with developer submission and asked them for more clarification .This was 1 week back and is still being awaited from developer to council . Still looking like in hung state .I have one question has anyone building in estate signed up with a builder by accepting tender or are you going to wait till right after settlement. kellykelly Re: Hillview Ridge Estate North Kellyville 8Aug 09, 2015 10:04 pm Hi guys, new poster and would love to hear some thoughts and info on ridge view estate? I understand there are only a few blocks left in the original releases. Is there anything to be concerned aware about? The block sizes are larger compared to other estates which impressed me. We went past today and obviously this estate sale and planning are in there infancy which at this stage suits us no rush as nothing planned. I called and spoke to someone from the hills shire council and was advised that they are waiting on more information from the developer regarding his plans. I advised council that we have not been told anything and that David has not informed us of the progress and that we can't contact Ray the developer. Council said that they have had a few concerns from people who have purchased in the estate and that its unusual that this is happening. From their experience the developer is open about everything with the people who have purchased (understanding that Ray cant take calls from us all, but still would like to be updated). Council provided me with the contact details of the development company who is going to undertake the actual development for Ray. I was advised by the project manager that the developer needs to submit his bonds (money) to have the full approval from council to receive the green light (pretty sure Ray has the cash ). Also was advised that the developer can start when he wants and it's up to him once he gets the cash together. Ok, so I asked when the development should be expected to start and I was advised that the development will commence in stages, meaning that they will start from the beginning of Hillview Road and work their way down . So basically the first stage is expected to be completed in either in Jan or Feb (this starts from the sales shed that is located next to the WGroup for sale sign) and then the next stage after that at the end of 2016. So if you have purchased towards the end of the development you will be waiting a while (if you refer to your sales contract it states that the development has until 2017 to be completed) All exciting and great but I know we would like to have all the info given to us but the reality is its a hush hush game until we get settlement notice. If anyone knows more info or would like to correct me please feel free to do so. Stage 2 where the big box is remains untouched.Also would like to point out that in Approved Plan docs from council it is specified one of pre conditions is that Stage 2 works cannot commence before Oct 2015.May be council wants to see Stage 1 progress sufficiently before Stage 2 commences. Also for those who are in the similar boat with me who bought on the slopping side facing the bush, has anyone got an idea if we can build beyond the APZ line because if we are restricted not to touch the APZ boundary then we will all end up with very big front yard with very small backyard. I believe the current BAL rating is 40 beyond the APZ line, hopefully it goes down to 29 (beyond APZ line) and the inside boundary goes down to 19 to save a bit in building cost.
