Here is the response --> Dear ##### My client anticipates the Plan of Subdivision for Stage 36 to register in December 2015. Kind regards ###### So what do you guys make of it? Truth or more lyes? Anticipate is not the same as definite. I dont know what to make of it except that it is definately clear my builder wont be doing anything probably towards the end of Jan. Thanks for doing that - to be honest with you I'm sure their lawyers would be very careful in their choice of words cos they know there are land owners out there (i.e. us) who are ready to fire up and sue them if we had the chance. The guy at the sales office said he can't even promise the titles for December. I feel your frustration. I rescheduled all my building appointments to January and almost certain will need to change it when the time comes. My conveyancer said last week she couldn't do anything either which leaves me with no hope but to wait. Is there anything else we can do? Re: somerfield estate stage 36 massive delays for title 14Oct 20, 2015 8:42 pm I went and had a look on Sunday, the work is almost done, all the pavements are complete, the lightpoles are in, and the blocks seem to have been cleaned from the piles of dirt etc. It seems to me all that's left is: a) to throw in the last part of the asphalt on the roads (it looks like the roads are just a bit lower than where they should be , so I'm only guessing there will be a final layer of asphalt) b) finish any soil work on the blocks themselves (not sure what that is and if its already done or pending) So it seems to me they really should be finished very soon, and then it's only a matter of the titles being released. I've even had my building appointments done in April so loosing money there as well. Is there anything we can do to get then to complete this earlier? The services are all in, the street lights are up and the surveying is done (boundry pegs put in place). If any of you go for a walk, you could probably see your own land and the boundry pegs. The high voltage power lines on tyers lane are there to stay. Dont ask me why, but it was council decision to keep this ridiculas power line running from under ground and then over head to stanley road and then back into the ground. I dont understand the reason for this. It looks ridiculas. So i recon we are very close for title. There is a way to check. Since we only have 1 month until xmas, I'd expect titles in January, but we'll see!! I tried the landata website but can't get anywhere with just the lot number and the subdivision plan number. The next step is getting Compliance certificate from Council and then getting it titled from Landata. From what I heard for some previous stages council could take up to 4 weeks and then getting title from Landata could take up to 6 weeks. It has not gone to council yet for compliance. Looks like a next year it is. Have been waiting too long now.
