Browse Forums Buying Land Re: Gregory Hills - Waratah release 2Apr 09, 2015 9:43 pm I am gettin impatient! We've been hit by a price rise already and I'm scared that there will be another price increase from our builder. What's taking so long I don't know. Which builder are you going with and which part of the release is your block? Mine is next to a reserve and I have to pay extra for bushfire requirement 30/01/16 - Site works commenced 02/03/16 - Piering completed 19/03/16 - Slab poured 06/04/16 - Frames completed 15/04/16 - Fascia/gutter/roof rail installed 20/04/16 - Roof tiles completed Re: Gregory Hills - Waratah release 4Apr 09, 2015 10:58 pm Hi all, I was talking to one of the Michael's at the land office last week and got the following update. Council knocked back the registration saying they needed to fix up a couple of things, approx three weeks additional work. The work is underway and once completed the land office will resubmit all the paperwork again with the approval process taking approx another two weeks. Realistically I think registration will be early May. It is unfortunate no further updates have come out other than that email at the end of March. Re: Gregory Hills - Waratah release 5Apr 10, 2015 10:35 am I am beyond frustratrated and getting very impatient. Seems we are all being told different stories as well and the lack of updates and inconsistent information isnt helping. I phoned on Tuesday and was told something about a road hadnt gone through council and that had caused delays and he had been told 6 weeks from then which I worked out to be 18 May. I am REALLY hoping it isnt beginning of May. We signed a tender with Rawson in March and need it to all go through by Mid August to avoid any price hikes. Who have you signed with Jax? I dont know where the reserve is? We are on the main road on a corner. Thats not good re the bushfire requirement - is it much? CGR we purchased this land in March last year so we are 13 months in now And yep we can walk on the land and have done for some time even though its not officially opened. We also managed to get Rawson on the land to do the tender. If anyone hears anything else please let me know and I will do the same! Re: Gregory Hills - Waratah release 6Apr 11, 2015 9:46 pm Yeah it is really frustrating. And what annoys me is once land gets registered, we only have a short window to settle and if we go over that, we will have to pay penalty. But turning the table on them and we are waiting for who knows how long for without any information whatsoever about the delay. I signed up with Beechwood homes last month to build a single storey house and I can't afford any price increase due to this delay which may take up to additional 2 months? The reserve is located near the proposed creek which turns next to Coral Flame Circuit. How about you? Unfortunately, Dartwest graded my block on BAL29 for bushfire level so I will pay alot for that I have been quoted $18k for this! Did Rawson charge you extra for building near the main road? I heard you have to put like special kind of window to reduce the noise from the cars passing by? 30/01/16 - Site works commenced 02/03/16 - Piering completed 19/03/16 - Slab poured 06/04/16 - Frames completed 15/04/16 - Fascia/gutter/roof rail installed 20/04/16 - Roof tiles completed Re: Gregory Hills - Waratah release 8Apr 12, 2015 9:26 pm Hi all, I was down at the land office today and they confirmed the 6 week delay. The put the issue down to council requiring additional paperwork related to the bridge, although very careful not to say that additional work was required. On a different topic, has anyone been able to get a surveyor on their land as of yet? I had an issue earlier in the year when I was told by a couple of staff that I could organise it but when the surveyor turned up they refused to let him on the land. I have now again been told by three staff that I can organise a surveyor but don't want to go through the same issue again otherwise I will most likely be charged. Oh and finally, you may have noticed that Kookaburra Rd hasn't been done as of yet, this may take an additional 12 months. Re: Gregory Hills - Waratah release 9Apr 13, 2015 9:01 pm Where is Kookaburra Rd? We got our land surveyed - we however didn't ask permission. The surveyor just went onto the land and did it. That was the only way we got our tender done. At first Rawson called the sales office and they said no access to the land but as we knew the land was accessible we didn't think we would have any problems and we didn't. I dare say if you ask the sales office the answer will still be no. Did they say when the 6 weeks is up? I got told beginning of May? Sounds to me like they didn't do something properly and I am so annoyed about it. Re: Gregory Hills - Waratah release 10Apr 13, 2015 10:33 pm Kookaburra runs along the back, kind of parallel to Gregory Hills drive. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The main thing is that it provides a second point of access to streets such as Coral Flame, Golden Wattle, Correa Circuit and Warrigal St. I've got lot 187 located on Warrigal and without Kookaburra the only way we can access our land is over the bridge. As for the delay with the land, we kinda worked out that the current estimate was early to mid May but I'm setting my expectations at the latter end as something else will probably come up. They were very careful to put the delay on the council saying they require an additional report for the bridge and it will take 4 weeks to produce the report. I'm sorry, but if it takes 4 weeks to produce this report then it's more than a report and they need to do actual work to ensure what they list in the report is correct. I asked if they were putting out another email and they said not until they know when the land will be registered. This doesn't help much as there are people like us searching for the correct information and getting annoyed at not only that there is the delay but also that they aren't keeping people updated with basic information. Anyway, that's my rant... Re: Gregory Hills - Waratah release 11Apr 14, 2015 10:55 am Thats interesting - I didnt know that about Kookaburra. On another note - I think we will be neighours...we are 188..who are you building with? I just hope its no later than mid May and yes the lack of information is ridiculous. As I said to them the other day dont be annoyed when people call all the time - we purchased this land in March 2014 and it STILL isnt registered. The time for patience has gone. On another note - has anyone heard anything on Gregory Hills drive going through to connect up to Campbelltown? We havent heard anything for a while? Re: Gregory Hills - Waratah release 12Apr 14, 2015 2:08 pm Seriously the communication from developer DartWest has been terrible. Even now the communication at the lack of delay is terrible.
I seriously hope they got many many calls, as from what I can tell, they give out some pretty different lines of information when you ask them for a status/update. Fair enough problems happen, but the lack of communication is something they seriously should be doing better, considering the number of releases performed in Gregory Hills to date. Some days I would love to install a mobile based webcam that could be used to track progress and happenings in the release. I noticed the road has been pushed through into the next release, so I imagine this will be blocked off once the road finally opens to allow the further lots in Waratah some access, which will be the access I imagine long into build stages of many of the builders. Not seen any info on when the back half of Waratah will be commenced and/or completed. I imagine they would want to get people all moved in before having it registered for the next load of people to come along. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ EDIT: Did anyone notice, the proposed dual carriage way has already been completed. From what I remember, the dual carriage way out the front of Waratah actually continues all the way along the release. So it wasn't done anything like was proposed in the picture above, as taken from developer in the early days. I guess they figured it was better just to do it, rather redo it down the track. Re: Gregory Hills - Waratah release 13Apr 14, 2015 6:15 pm Hi Heidi-Lee, We are building with Xenith Constructions, a small builder. Nothing big on our end, single-story 4 beds. Haven't heard anything new on Gregory Hills Drive but I expecting it to link up with Campbelltown. Hi Purana, I didn't even realise the dual carriage was slated to be done later. But given what they are doing with Kookaburra thy had no choice but to do it now. Re: Gregory Hills - Waratah release 14Apr 15, 2015 1:00 am hi guys, It's nice to know fellow future Waratah residents in the forum especially knowing you guys will be neighbours! You can start discussing about the fencing hehe I'm on the other side along Coral Flame Circuit next to the reserve/creek hence the bushfire req. I have done a contour survey with my builder. Didn't ask for permission from Dartwest, I just told them that the block has been accessible since November last year and they have completed it. They are now drawing my plans and I'm excited about that How are your plans looking? purana - Which street is your block located and which builder are you going with? I won't get my hopes up. I'll just convince myself to wait until June for registration. 30/01/16 - Site works commenced 02/03/16 - Piering completed 19/03/16 - Slab poured 06/04/16 - Frames completed 15/04/16 - Fascia/gutter/roof rail installed 20/04/16 - Roof tiles completed Re: Gregory Hills - Waratah release 16Apr 15, 2015 1:42 pm Hi all, I actually got an email from my solicitor overnight and she said that her counterpart has advised that they intend to send everything to the Land & Titles office this week. This means registration is 4-6 weeks away. She also pointed out that our sunset clause is 31 July, which is concerning as I hadn't even thought about that. Has everyone finalised their finances? Re: Gregory Hills - Waratah release 17Apr 15, 2015 2:01 pm Bah we have heard this week many times before. I will believe it when I see it. Our finances have been sorted for 12 months! I will ask our solicitor if they have heard anything. I dont think the sunset clause will be an issue. Re: Gregory Hills - Waratah release 18Apr 15, 2015 9:12 pm With the price of land going up and up, not to mention the effort it took to actually get a block. I don't think people would walk away if it took longer than the sunset clause. I know some people might in a situation where they might have too, although those who can wait would, cause the land has only gone up in value. Besides what's the chance of getting one again, now that demand has got higher.. I can't wait for FTTH (Fibre To The Home), being a big technology person this is what I am waiting for. Especially on the account that our ADSL service hasn't been great since changing providers. Grrr Re: Gregory Hills - Waratah release 19Apr 15, 2015 11:46 pm Purana - which street are you building and have you got a builder yet? Heidi - I don't recall any restrictions on the colour of the fence. I'm going with colourbond darker colour but I will have to discuss this with my future neighbours too. SMK - I am going with St. George for my land loan. I have the paperwork already but I haven't signed it yet. How about you? 30/01/16 - Site works commenced 02/03/16 - Piering completed 19/03/16 - Slab poured 06/04/16 - Frames completed 15/04/16 - Fascia/gutter/roof rail installed 20/04/16 - Roof tiles completed Re: Gregory Hills - Waratah release 20Apr 16, 2015 12:04 pm jaxology Purana - which street are you building and have you got a builder yet? Let's just say Correa Circuit Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 Thanks again Simeon for being so elaborate. Appreciate it. Its gives us a very idea. Kind Regards 4 3675 |
