Re: Buying acres for building dream home 2Apr 06, 2015 7:31 pm Check if utilities are available; I.E Is power available and at what cost (contact local electrical utility) Is water service point provided Check planning and zoning with local council. (Some council planning regulations discourage building outside townships) - My council has a 20 hectare rule - one must have more than 20 hectares to build a house on land zoned farming. Is broadband available (this is typically dependant on the length of cable from the telephone exchange and availability of spare telco cable pairs. Is rubbish collection available etc I suggest a face to face discussion with the local council planning officer. Thanks for the advice Beetaloo.
Re: Buying acres for building dream home 4Apr 07, 2015 7:37 pm Even though electricity is available it is worth finding out how far your nearest pole is and whether you need to purchase a transformer. Our property had "electricity available" but since we have 40 acres the pole was at the far end of the property and our quotes came in at around $40k to bring it up to the house location. Power is at the boundary, and it's approx 20m from the pole to the edge of the building envelope. There is a Telstra box. Site requires us to go on tank water, which suits us fine. My wife has purchased land before but it's the first time for me. Are there any special tips or advice for buying land?
