We are really struggling to find suitable land (600sq meters, 17m frontage, flat) within our budget (under $250k) and in the very large area that we're looking. I see plenty of listings on realestate.com.au but they're all under contract. One real estate agent strung us along for ages, only to find out that it was already under contract, but they'd suspected it would fall through at one stage. Our Metricon sales gent is looking for us also but most the stuff he can access in nearby estates is too small, or frontage is not wide enough or is out of budget. How long did it take you to find your land? Or did you buy land then find a house design that suited? Any tips or places other than realestate.com.au I should look? But I wish my range was the same as yours, 600sqm in Perth anywhere within 45-60 minutes of the city is all over 350k . Our 406sqm corner (odd shaped too) was 300k. Just bought exactly what you're looking for, for under 250k. At regents park though, it's not north but worth having a look! Third stage is opening up soon! Took me about 3 months to find my land, got a bit of a slope but it's alright. With coral the site cost was not that bad. Good luck! Took us just over 12 months to find something that was within our budget and >600m2. House prices was just starting to take off and back then we though the sellers were dreamers with their outragous asking prices. Looking back, those asking prices was cheap compared to today! Although the agent still has it listed as for sale but under offer... It was sold on 3 dec last year. Phew haha No, we're not looking as far as Burpengary. Agents keep asking us to consider Caboolture, Burpengary or Narangba but its a bit far for us for the commute, distance to kids school in Strathpine and the in laws (for some that might be a selling point, buy my in laws are awesome!). So we decided to raise our budget a little bit and keep looking, found the one we have now which is basically want we wanted. You'll find it, just keep looking around and be patient and something will pop up. It's only 10-15 minutes for us to the kids school from our block so it isn't too much of a change for us but I cAn understand that those places are a bit far to your children's school. (And yes being a bit further out is a selling point for me haha im a bit of an introvert) viewtopic.php?t=76386 Re: Land rant - how long did it take you to find your land? 12Apr 07, 2015 7:54 am We got an 18mx32m block in Mango Hill last September, but the estate developers seem determined to a) reduce the block size in each new stage and b) increase the price! Kind of unethical. The same thing happened in North Lakes. Your best bet would be get in early for the new estates as they pop up - unfortunately you will probably have to go further north to do so. I guess it might come down to taking a longer time to snag what little is available that meets your criteria, or raising your budget a little bit? We found our land pretty fast, we knew we wanted to be in Ormeau Ridge and we didn't have a set requirement for size because we hadn't found our perfect house design yet...And as soon as I set foot on our block I knew it was ours. If there's no flexibility on any of your criteria (which is perfectly understandable, I'm not saying you need to be flexible), I guess it will just take time to find your perfect block, but the wait will be worth it! We have a hold on it with the developer and are going in to sign the offer on Sat morning. Its big, but slightly odd shaped so our proposed design will just scrape in at one corner. I hope . Bad news: Our SS is on leave from today til 18 April! So we have to wait until then to confirm that our proposed design will fit! What crummy timing, eh? Still, fingers are crossed, hoping for the best and offer will be made subject to builder confirming our design can be sited on the land and also subject to the estate's covenant manager confirming that the design and siting will be accepted. Where abouts did you end up finding what you wanted? Its in Kallangur, walking distance from our current place (but the new build will be a huge step up from this run down 40-ish year old place!) The price is a bit higher than what we wanted, and the block shape is odd so not 100% sure yet if the design will fit, but we'll see... on the 18th! Not for the block we'd planned, because the sales guy on that one tried to increase the price by $5-$10k and refused to send a copy of the contract unless we agreed. I told him no thanks and hung up and he later came back saying that the developer was prepared to negotiate but by then we'd found something else. We autographed a contract for 544sq m of land nearby, 17m x 32m. The plans have gone through council and are now with the Department of Natural Resources for registration and it will settle 45 days after that. Here's hoping it doesn't take too long at DNR! In the end we had to increase our land budget and decrease our home build budget. We managed to find what we were looking for (2.5 acres, flat useable land) for only $40k over budget. So this meant that our house plans shrunk, but its a compromise we were willing to take Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
