Also my worry is the council map showing the from next street(on 16m next from land) is under high flood zone. If i am going to built a house on this is this good decision also what extra measure / cost should i take because of this. BR.. That said, one of the things you need to take in to account when buying land in flood areas, is the ongoing cost of household insurance, and depending upon the level of flooding if any insurance company will cover you with insurance. Having lived in the one place for 28 years, only to find in the last 2 years the council deemed it as flood affected, when previously everyone knew of the creek junction in the front part of the 20 acres. The council initially deemed approx 20-25% of the block as flood affected, and not long after we sold it and moved out, they then deemed 75-80% as flood affected !! If you do go ahead there, you'd need to work out how regular the flooding might be and how much of the block is likely to be inundated. Speak to the locals in that area, particulary the long term locals and see what they say (you may find it might be a long term local that is trying to sell the family farm off, and will BS his way around things). Local council will have access to flood mapping and records of flooding in that area. Shortly after submitting the building application we got a letter stating we are now in a 1 in 100 year flood plain. I thought great this isn’t going to end up going well. Sure enough another letter followed, council wanted a list of impractical things done like listing on the title we were going to wear the risk. So back to the private planner we went, he managed to put council back on the straight and narrow. However we needed to raise the FFL 500mm = 500 ton of fill = more footing engineering = lots more $$. So what can we do, had no choice really. Site plan and engineering was redrawn and the variation was sent out. So agree with the above post, speak with council to see what they need to allow you to build. In any case the value of the block is now surly lesser than one without flood mapping so be sure not to pay to much for the block. Our block is 10 acres 700 metres from the beach hard to come across if you wanted one. So we chose to wear the extra cost.
