Browse Forums Buying Land 1 Oct 12, 2014 9:49 pm Hi Guys, Does anyone bought a land in Veneto Grove of Providence Greenvale?(behind the Mainveiw & Henlay display homes). I just put my initial deposit 1k and waiting for section 32b. This is my first home and very excited to know the site cost in this area. Appreciate sharing your thoughts. Cheers, Dan Re: Planning to buy a land in Veneto Grove in Greenvale 2Oct 13, 2014 12:05 am As a general formula, it depends on the elevation (slope) and saves costs if it is < 90cm slope and also based on the size of the concrete slab. Believe it or not, site costs for 2 story homes are normally less than the 1 storey site costs. Sounds like you are happy and you should be. Re: Planning to buy a land in Veneto Grove in Greenvale 4Oct 13, 2014 9:44 pm The sales consultants at the display homes will tell you the site costs either straight away or within 24 hours. That's what they did with me. Re: Planning to buy a land in Veneto Grove in Greenvale 6Oct 15, 2014 9:28 am Hi Dane12, I will build if settlement comes. I am still waiting and I am near you on the Providence side. I am choosing Burbank and will hope that settlement occurs sooner rather than later or I will not know what to do. Re: Planning to buy a land in Veneto Grove in Greenvale 7Oct 15, 2014 9:31 pm I am in Providence too,but the other side(Greenvale Gardens). My settlement is in Jan or Feb. I like Boutique homes...they are bit expensive but quality work. I have been to Burbank homes..they have lovely designs... Good luck... Re: Planning to buy a land in Veneto Grove in Greenvale 10Oct 22, 2014 8:09 am Hi there, I believe Boutique is a good choice you have made assuming you have not changed your mind. If you already know, you will wait a minimum of a couple of months for your land to settle. For me, it is so far 10 months and counting. Re: Planning to buy a land in Veneto Grove in Greenvale 11Oct 23, 2014 2:41 pm I am still at negotiations stage with boutique.haven't singed the PWC yet. Why such a long time for your settlement?i am bit scared now..may be I have to wait longer than 3months. Re: Planning to buy a land in Veneto Grove in Greenvale 12Oct 23, 2014 4:58 pm I obviously chose the wrong area, because the land needs to be ready to be built on before settlement occurs. That means all the pipes and roads need to be put in along with EPA approval and whatever else I have no idea what is involved. For me though, I can afford to wait which is different to others. Anyway, this is not my first time I waited 1 year for settlement. Really, there is nothing to worry about unless you cannot afford to wait too long. For this occasion, I hear titling was to occur in March and then told straight away it was moved to May. Then I hear there were big problems and so everyone was waiting for September. The clock kept ticking and now I am told November. Re: Planning to buy a land in Veneto Grove in Greenvale 13Dec 16, 2014 8:48 pm Settlement happening for me this week. Now, I will have a holiday and decide when to build. Re: Planning to buy a land in Veneto Grove in Greenvale 14Dec 18, 2014 7:43 am Wow...that is a great news.!all the best for your build.. I paid 5% for the land & initial deposit for Boutiqe just to hold the price. My waiting period has started...ha..ha... Will see how long they take for land settlement.., Re: Planning to buy a land in Veneto Grove in Greenvale 15Dec 29, 2014 9:12 pm David K is a great and altruistic person. You have made a good choice. I got it. Now I got to think when to build. Building is obviously the biggest financial decision we make. A bad build will most likely deliver financial ruin. I will use a building inspector for all stages. I am thinking of a 2 storey. How about you? Re: Planning to buy a land in Veneto Grove in Greenvale 16Feb 20, 2015 5:32 pm Does anyone please knows when stage 21 greenvale providence will be ready to built or titled. I have been told it will be ready in apr 2015 Re: Planning to buy a land in Veneto Grove in Greenvale 17Feb 21, 2015 9:52 pm Hi there, I thought land has already commenced for sale for stage 21 but will be titled after. The website says 1st qtr 2015 but go to the land sales office to make sure this is still correct. If you buy, you will be a neighbour too.Wait for settlement and then start the ball rolling for a build. Do not sign a HIA build contract before settlement. Give Jonathan a call.
