Re: Building in Serpentine Downs!! 23May 30, 2015 5:45 pm castleclan40 gday hansson fam and speedwaychik family okay here goes in serpentine downs estate there is 2 site classifications which are M class which is clay and A class which is sand between the both there is substancial price difference in siteworks the bestway to clarify this is you can call structere to get them to drill 3 bore holes and they will tell you what site classifacation it is aswell as what footing you will need aswell as do you need to raise your pad height this costs 1250 to do this but it will be money well spent also get it addressed in your builders name then they will use this when time to build for example we are building on tranby ave 2nd from the corner which is a A class site with clay detected in the area so we needed a b1 footing which was 4100 and on top of that level and compact which was 3100 so total siteworks 7200 but we also put a offer on stage 6 hardy rd and that was M class block which is a c6 footing 19000 plus a 600mm sandpad 12000 so there is a big difference between the 2 classes. for septics there is 2 systems which are filtrex and a alternative treatment plant ATU. filtrex system is similiar to the old leach drain systems only difference is they put a special dirt and heshing over the drains because it contains chemicals that wont be able to leach in the ground. ATU is a mini waste treatment plant which recycles all household water and waters your garden or lawn via subsurface irrigation or subsurface which sj shire prefer subsurface so no humans can come in contact with the water even though it is treated. filtrex is roughly 14500 for a 4x2 and we went a ATU which is quite easy to install yourself and i went biocycle and payed 11700 all up. i have posted a bit of info on here for you which hope it doesnt do your head in but you need to be clued up because your builder will give you a ball park figure but they wouldnt have a clue until that geo tech report is done . we know 3 people who have built on rangeview loop and there site costs were 55000 70000 68000 all m cass sites which is clay but the other end could be A class blocks fingers crossed i bet we absolutely love it out here kids everywhere trees to climb nice people stunning views i could say we would have come out to our block at least 100 times just to check to say wow our water metre is here or look foot prints builders been here lol it is great fun building best of luck to all building in here great lifestyle great blocks kids can be kids cheers castleclan 40 Hi Castleclan40, We had S class site. So not M or A haha. Thankfully not M, that is for sure. Our footing detail however is $19k. We went with the big filtrex system. I think it will be worth it in the long run. In the end, house sand pad came in at 600mm, and septic 700mm. Just waiting on the building permit now. How is your build going? are you in or still in the process? Every time we go out there I am more and more content with the choice to live in the Serpentine community. Great way to raise kids I think (mine are currently 2 and 4). And yes, kids can be kids out there for sure... as long as they don't get up to too much mischief haha Views are beautiful, and it is so peaceful. I hope so much that we end up with a decent bunch of neighbours. Which I am sure we will. Have not met any yet, there has never been anyone out there when we are. Me and my wife have been down there every Sunday for the last 4 weeks and had a walk round and met some of the Neighbours. One question, what happens to the storm water drains, we previously built in Baldivis and put soakwells in, but we were well above the water table? I just realised you said you bought on Rangeview too. Filtrex was just too difficult to landscape around etc. We're just now going through all our variations for 'extras' we quoted for and seeing what we really want and what we can leave off :p Hoping its the final bit of paperwork to sign off and things can start happening. We signed in Feb and would LOVE to see concrete happen soon! I think the reason we are still waiting is that they reckon our site works have blown out, I still don't know the full details but they have said that we have a really high fire rating so have to put in thicker glass to all the windows and different seals on the doors plus we have to build quite high I think ours is 900 and to top it off they reckon we have clay. We had allowed $40k for site works but they reckon it's a lot more, she wouldn't tell me an exact figure over the phone so am waiting till after the long weekend to find out. Just wondering if anyone else is having problems like these???? Just wondering if anyone else is having problems like these???? Hi Serpy Build, Hubby and I cannot believe your builder has told you that. We are not in high fire risk area. They are giving you false info... I would call shire to confirm. And as for 900 sand pad, double check that with shire too. Ours was initially 1 meter, but ended up at 600 after our Surveyor went out and assessed the block. The block ended up being 300mm higher than what the developer had estimated. You can never ask too many questions. And don't be scared to look into anything further, because Builders can easily make mistakes. We have clay too.. but ended up with S6 class site. Do you have a soil class yet? Our footing detail ended up at $19k. We have been out there every week. Have a water tap now. Just wish it would all hurry up haha. Septics have been signed off. Builder has lodged all plans to Shire. They estimated slab down in approx. 6-8wks. Hopefully sooner! I hope you follow up on the whole fire thing... as I can tell you now, that is not correct. Your builder should know that! Signed off on Septic system on Friday just gone. Went with the big Filtrex System. One we don't have to do anything to for the most part. Have pre start tomorrow. All very exciting Our site works came in at budget... and the house sand pad was lower than expected. All smiles here. Just cant wait to get out there! We just said what one we wanted and paid the $2000 deposit. Do you have pre approval for finance? That's always a good idea. Be aware there will be BAL ratings, sand pads and you will need a septic system. Can range from Low through to Flame Zone (stage 8 varied from BAL Low to BAL 12.5 to BAL 19.) Costs depend on that rating, and the house itself. BAL Low means no cost. BAL 12.5 on average varies from say $5000 to $10000 (could be more depending on the house you build), and BAL 19 from say $10000 to $19000. Every builders pricing is different, every house is different so will require different things. Really hard to explain. Big tip though... A house with a tiled roof is cheaper to BAL proof than colorbond. We initially had colorbond, but when we had to get the BAL rating, the cost difference between the two options at a BAL 12.5 was $4000. so we changed to a tiled roof. wasn't what we wanted to do... but tiled rooves are growing on me now Just wish we had have chosen tiles in the first place. the hold up cost us an extra $500 to go back to drafting etc and held us up by 3 weeks. I know that the Shire and Developer are both going to be very onto it with the BAL rating's here on in. I know that they will be able to give you a fair idea of what the lots in stage 9a will be (probs a 12.5 I'd assume). If you are already liasing with a builder they can suss all that out for you. Start with asking the developer and shire though. The developer are probably having BAL rating report done prior to releasing the lots... I don't know that for sure, but they would be able to tell you. Regardless of septics, sand pads, Bal ratings... These blocks are still so much better than a standard 500sqm's in say Baldivis. The value is there without a doubt. Even if the block costs you $400k -$420k (lot price plus with all those extra things... that will only get you 550-750sqm in Baldivis. Or 400sqm in Honeywood. Need I say more? haha. And I dnt know that is what it'd cost... im just making a point on the overall value. Are you looking at these lots to purchase one to live on? or to rent out? I see you have built multiple times before? Our slab hasn't even gone down yet and I am over it.
