Browse Forums Buying Land Re: Oak Tree Estate, North Kellyville 161Jun 22, 2015 8:43 am We will be signing up with our builder this week. We are going to be building the Sekisui Caladenia 1532. We had to slightly modify it to fit the block but they said it will pass CDC with a 3m rear setback so we only lost a 1m in the middle and then extended it by 1m on the side. We will have heaps of side yard which is good. Pretty excited! Re: Oak Tree Estate, North Kellyville 163Jun 23, 2015 3:52 am Hello everyone, just joined the forum. Learned lots of things, thanks for the info! Re: Oak Tree Estate, North Kellyville 165Jun 23, 2015 3:14 pm Hello everyone, just joined the forum. Does anyone have any idea around what month do you think we can start building. Like for the builders to have access to the site? I think I bought on the first release, can't even remember now. And the land is near Barry road side so it's not part of CT. Thinking of already signing a contract with the builders. Hope it's not too early. Thank you! Re: Oak Tree Estate, North Kellyville 166Jun 23, 2015 5:03 pm Hey NearOakTree, Welcome to the community! (or "near" the community )... A few of us have signed with builders already, feel comfortable in doing so but keep in mind land will most likely not be ready until December at the earliest mark. Most builders offer a 8-12month price guarantee nowadays so take advantage of that! Re: Oak Tree Estate, North Kellyville 167Jun 23, 2015 5:52 pm misterkash Hey NearOakTree, Welcome to the community! I actually bought a land at Oak Tree, lot number 10, but just named NearOakTree here because I actually live near Oak Tree, next estate, Mappleton Grove. Thanks for making it clear, originally when we bought the land, we were told July, but that's ok we were expecting delays to happen. Same thing with Mappleton, it took a while to get registered. But we were able to moved in last year !!! May I ask whom your building with ? Thinking of McDonald Jones or Kurmond, does anyone have any feedback about those builders ? Re: Oak Tree Estate, North Kellyville 168Jun 23, 2015 5:56 pm hahaha just pulling your leg in reference to your username! Welcome Neighbour, I'm actually right behind you, one street down! We're building with Mojo Homes, a new subsidiary of McDonald Jones! And yes, we were told June/July, thus we signed contracts last year, even with 12 month expiry however they'll come to mature in Oct/Nov, we thought that would be enough of a buffer, guess we were wrong, oh well! all a part of building your own home! Re: Oak Tree Estate, North Kellyville 170Jun 23, 2015 6:27 pm Rainwater garden ! Looking at the council paperworks, it looks like we will still be required to have a raingarden. I heard some rumours that council might be re thinking the possibility of us required to have a raingarden. Maybe to help council re think, we can write them a letter or email that it is just an added cost to an already expensive building cost. Depending on your builder, they may charge you between 5-8 thousand just on the piping alone. Plus add another 5-8 thousand for landscaping depending on how good you want it to look. I just did mine and it cost me around $12,000 in total. Something to add to our budget when considering the final cost of the house. Another negative is that you just can't choose the plant that you want to use. You have to consider a plant that is suitable for free draining soil AND at the same time ok with flooding. That's why don't be surprise if you almost end up having the same plants as your neighbours! If you don't do it thru the builder (pipeworks) it's quite a challenge to find someone who knows or willing to do it. Do you know any info on likely registration / any restrictions on the build. We purchased near the Cul de sac (private road 2) Re: Oak Tree Estate, North Kellyville 172Jun 24, 2015 1:10 pm Hello everyone, just joined the forum. Do you know any info on likely registration / any restrictions on the build. We purchased near the Cul de sac (private road 2) Nah sorry mate. I am not overly worried about the restrictions as the DCP says E4 land can adopt the setbacks of neighboring properties. As for the registration, who knows. Our sunset is December, with a 6 month extension, although as per David's post above the developer was offering additional 3 months if you wanted it. That takes the new sunset date out to September 2016. They appear to be progressing fairly well. I am sure they are going as fast as possible as the developer would want Oak Tree finished so they can begin Oak Tree East and The Escarpment. Re: Oak Tree Estate, North Kellyville 175Jun 26, 2015 9:21 am I had an email from David earlier this week saying the developer was hoping to have registration by November (although seems fairly optimistic). This was based on the community title DA being approved this week though. Oak Tree Estate, North Kellyville 177Jun 30, 2015 3:06 pm DGLASHEEN Community Title DA Approved. Great news! Where does this put us on the road map to folio exchange on non-ct and ct plots? Can we expect November/December or are we more so still leaning towards the new year? As if I remember correctly, the developer was hoping to pass council with both parts of the estate at one time, correct? Thanks! Re: Oak Tree Estate, North Kellyville 179Jun 30, 2015 3:11 pm DGLASHEEN R2 blocks remain on track for November / December 2015 registration E4 land still requires CC. Best estimate would be February 2016 Good to know! Thanks again David! Petercurtis You able to contact the certifier and get a copy of your structural plans, if they are not in your contract.
