The Hills Shire Council signed off on the Subdivision Certificate yesterday and the plan has been lodged with the LPI earlier today. The LPI is quoting a minimum timeframe of 14 business days so the land should be registered by the end of June. It depends on your site. If there is no classes vegetation within 100m it is a low risk. Check out the BAL self assessment report on NSWRFS website, I suggest using Google Earth as the easiest way to calculate your distances and slopes to vegetation for N-S-E-W. Most addresses close to Barry road will have no rating, community titles may receive higher values due to the "Forrest" vegetation on the west end. Developer Update Oak Tree Estate Community Title: Plan is with the LPI Developer pushing for registration by 22nd June 2016 Oak Tree Estate - East (10-14 Barry Road): Council will complete their final inspection next week before issuing the Subdivision Certificate, then the plan will be lodged with the LPI. Registration due late June early July. Oak Tree Estate - East (16 Barry Road): NOW SELLING. Registration anticipated August / September 2016. Can some one tell what rating oak tree estate getting. Hi Mahadev, it depends on the individual site. We have - low rating after completed bush fire assessment. I have seen one application that has gone into council at 12.5. If you are down near the bush at the bottom of the estate, no doubt it will be higher. This question has been answered a number of times already on this forum. The BAL rating must be certified for every individual block. You can do the process yourself or you can get a consultant to do it, or you can ask your builder to get it done and they'll charge you a premium. We are on Kinglake Street near Barry Rd. So, a fair bit further from vegetation. You will need to complete the assessment or have the consultant do it to confirm your rating of the individual block. We had a bushfire consultant do ours. Petercurtis You able to contact the certifier and get a copy of your structural plans, if they are not in your contract.
