Browse Forums Buying Land Re: Oak Tree Estate, North Kellyville 85Apr 10, 2015 3:03 pm Thanks David, Sorry but what is the DA number that relates to the community title section. 399/2015/ZB is the only one I was aware of and the one for east oaktree. If I get the DA number that relates to the community title development, I'll monitor on the Hills council website. Thanks Re: Oak Tree Estate, North Kellyville 86Apr 10, 2015 6:41 pm jcm Thanks David, Sorry but what is the DA number that relates to the community title section. 399/2015/ZB is the only one I was aware of and the one for east oaktree. Community title related DA is 616/2015/ZD for those that are interested. Re: Oak Tree Estate, North Kellyville 87Apr 11, 2015 12:07 pm Hi All, Firstly, thanks to all for contributing on this forum. It's been invaluable. I'm looking at buying lot 36 but have not received the correct contour maps for it. Do any of you have a map for the Oak Tree Estate or where I can get this from. Thanks in advance. Re: Oak Tree Estate, North Kellyville 88Apr 11, 2015 2:50 pm rgovender Hi All, Firstly, thanks to all for contributing on this forum. It's been invaluable. Hello, Lot 36 in the R2 section or in the community title (E4) section of Oaktree? Or to confuse the matter more did you get lot 36 in Oaktree east? You can only get the contours as per the engineering plans submitted. Based on my limited knowledge, these contours are subject to change once land registered. No doubt due to the dirt being pushed around to make room for sewers, water, roads etc. Re: Oak Tree Estate, North Kellyville 89Apr 14, 2015 5:26 pm Can anyone shed any light on what lot type CT3 is? This is the Lot mix and area table from the community title DA. Relates to the community title blocks and their land size/ frontages. The R2 is everything else, R2 being the zoning designation in the DCP. The number '3' may relate to the Community Title release stage but that is just speculation. You would note in that excel document that some of the lot numbers are doubled up. Hence the need to distinguished between CT and R2. Cheers Re: Oak Tree Estate, North Kellyville 93Apr 18, 2015 10:11 pm thanks JCM. Mbed I went past today (I go past a few times a week as its 5mins from my house) and there appears to be more equipment in thee as well as some concrete pits and few meters of sand and gravel Re: Oak Tree Estate, North Kellyville 94Apr 19, 2015 11:06 am Hi All, Before purchasing, did you get a chance to go view the lot? I was told by the agent that you can't see since it has not been sub-divided? Any thoughts? Also, do you know if all the trees will be removed? Many thanks Re: Oak Tree Estate, North Kellyville 95Apr 20, 2015 10:56 am rgovender Hi All, Before purchasing, did you get a chance to go view the lot? I was told by the agent that you can't see since it has not been sub-divided? Any thoughts? Also, do you know if all the trees will be removed? Many thanks We didnt get to. If you look through the DA documents a number of them have overlays of the subdivision on the existing land. For example the end of this report 616/2015/ZD Review of environmental factors Application Subdivision of 3 residue lots into 59 Lots 3-19 Barry Road Kellyville Page 23 of this one 616/2015/ZD Fuel management plan Application Subdivision of 3 residue lots into 59 Lots 3-19 Barry Road Kellyville The best one by far though is page 29 of this report 616/2015/ZD Salinity Application Subdivision of 3 residue lots into 59 Lots 3-19 Barry Road Kellyville The other good thing to come out of that report is the slabs only need to be M Class. Table 7: Preliminary Lot Classifications Lots Preliminary Classification All Lots Class M Re: Oak Tree Estate, North Kellyville 96Apr 20, 2015 12:16 pm rgovender Hi All, Before purchasing, did you get a chance to go view the lot? Many thanks Also look at the 'Tree assessment' document in 399/2015/ZB. Outlines which trees are designated to be removed. From memory somewhere in the range of 40% of trees in the estate are set for the chopping block. Depends on their condition and risk posed etc. Re: Oak Tree Estate, North Kellyville 98Apr 20, 2015 5:36 pm rgovender Thanks for the replies Dan and JCM. Much appreciated. Just exchanged contracts. Land to register in December. Congrats! What lot did you get? I wouldn't get to attached to that December registration. I don't know anybody that has actually had their land register when it is supposed to. Normally its an extra 2 months.
