Hi I am a first time home owner/ builder.
I have never bought land before nor has anyone else in my family or friends.I am looking to but in the SE of melbourne.
Just wondering if there was a checklist or something similar which will help me in the process.
Whats the process in buying land and what is involved in each stage ?
What I should be asking ?
What should be included in the contract, subject to finance ?, subject to soil test?

I always get my clients to send me the name of the estate and I obtain the engineering and check out if there is any fill on the site.
I also check the fall ( Slope ) and I also check to see if the home selected fits the land.

When you buy the land now, you will have to finance the (10%?) deposit. Stamp duty if applicable will also have to be paid. Very unlikely that any bank will fund this…
