Browse Forums Buying Land 1 May 28, 2008 10:21 pm Hello, I actually came across this forum whilst looking for reviews of a builder we’re thinking of choosing.
My partner and I have decided to move west from from the ever expanding Sydney and after lurking around display home centres and falling in love with a number of homes, we decided to sell our current two bedder and put a deposit on a piece of land within the lendlease project ‘new rouse hill’. However, after signing on the dotted line, it's dawned on us that there are no residential construction going on at the site – of the few that are currently being constructed, we've been told that these are developers constructions. And of the many “Sold” signs that are plastered across the lot numbers, there’s not one lot where construction has begun. This begs the question whether or not the developer or the local council are stringent in their approvals process. I did ask the question to the lendlease sales person, to which the response was "any minute now", but I know for a fact that some lots were sold late last year. So I was wondering if anyone on the forum are in the process of "building" within the estate? And if so, what’s the hold up with the approvals? Also, has anyone dealt with lendlease/delfin previously, what's been your experience with them? are they quite easy to approach and accomodating? And lastly, has anyone built in the nearby suburbs and reckon we've bought a ‘dud piece of dirt’? Given the recent discussion in the media of the feasibility of the northwest rail/metro line, we’re having second thoughts. Part of the reason we bought into the precinct was due to the proximity of the town centre and the rail line but the latter seems to be up in the clouds now. Phew, how's that for an intro? We are not far down the road at Stonecutters Ridge. I think the location of Rouse Hill is great - and even if the NW metro doesn't go through - the 610 Hills Bus starts at Rouse Hill Town Centre and goes to the city. Not as good as the potential metro though! Can't help on the council issue - perhaps check the NSW Local Government dept annual report - it gives the average days that DAs spend in council - we are with Blacktown and it's pretty good - 27 calendar days - basically the notification period. Welcome! Is Rouse Hill in the Blacktown or Baulkham Hill council? I know Hornsby council has a DA enquiry site in their website. I can check on any new or previous DA lodged, estimated price of DA and people involved. Perhaps find out which council you are and check out their website to see if any DA has been lodged and whether it is approved or not. Hornsby council also list reasons for rejection as well. We are building at the New Rouse Hill. The land was only registered towards the end of March for us, and we have had to make changes to the plans after our first submission to meet the requirements. (the developer is very strict on these as they were the ones who set out the guidelines) We love the shops and can't wait to be living in the area. I don't think its a dud piece of land. The bus way alone is a good thing to have, and the trains (if they build it) will make it more attractive. Hoping to have approval by about July, and be ready to go! The land was sold off the plan, which is why it's got sold signs on blocks under construction. There's good transport access there with Hillsbus Tway services (T60, T62, T63, T64, T65) as well as the services direct to the city. I doubt Rouse Hill is a dud, Delfin and Landcom have too much interest for it to fail. By the way it is under the authority of Baulkham Hills Shire Council. I wouldn't worry. I had peek at the the Baulkham Hills website and was very surprised to see that most of the applicants are using the same builder, Eden Brae - the same one we're currently considering.
And thank you for the reassurances, hopefully the place will turn out as promised in the marketing brochures. Rouse is Grouse!! One good thing is that Rouse Hill will be serviced with recycled water, meaning you won't have to fork out for a rainwater tank/greywater system. Unless you want to of course If I had the money, I'd invest there. That said, we considered two areas when choosing where to live in Sydney - the NW growth sector and Berowra. I like my peace and quiet, hate the city and all my family is North of the city - and these areas are "affordable" nice areas. We went north-west because if the train line went in, the values will increase markedly and we were concerned about bushfires in Berowra. We have bought land right around the corner in a new suburb "The Ponds" which is right adjacent to Kellyville Ridge and so the new Rouse Hill including the new town centre. I absolutely love the area, my parents live in Rouse Hill and let me tell you value of homes in the area have indeed sky rocketed - and no doubt continue to - the area is definitely a good investment.
