Just check the site cost of the block you buy as every block has different site costs. Yes, you need a conveyancer. I paid stamp duty near about 7000 and yes there is 10,000 grant from victorian govt. Re: Merrifield Estate - Mickleham, Victoria 64Feb 25, 2016 12:14 pm luca.321 Hey guys, does someone of you have a drainage pit in the backyard? Just checking how it looks and if it can be covered with anything. Luca One thing is for sure, they are pretty ugly. But whether you can "cover it up" will depend on what it is. Is it a storm water access point or an actual drainage pit? If it's just an access point (manhole) then you can put something light over the top of it to hide it, as long as it can be removed easily if access is needed by Sydney Water. If it's for drainage from your backyard, then it will need to stay open to serve it's purpose. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial Re: Merrifield Estate - Mickleham, Victoria 66May 24, 2016 4:18 pm Hi all, We recently purchased a block. Re: Merrifield Estate - Mickleham, Victoria 70Jun 17, 2016 10:28 pm Does anyone know what happens if you sign the Contract with the Bush fire levy in it...but you may not need it when it comes closer to the build? Maybe I should check this with our builder! Is anybody building in Merrifield at the moment? Merrifield Estate - Mickleham, Victoria 71Jun 17, 2016 11:11 pm KatSki Does anyone know what happens if you sign the Contract with the Bush fire levy in it...but you may not need it when it comes closer to the build? Maybe I should check this with our builder! Is anybody building in Merrifield at the moment? Hey, We have a similar situation (we're building across the road in Annadale.) our builder said that we could remove the BAL via post contract variation if the map was updated to show it was no longer needed. The problem was when I spoke to the people who administer the BAL map. The staff told me that they only update the map once every 6 months and it was last updated only a month ago... So we were out of luck and now have to pay $8800 for BAL when we only have like 5m of it on the front of our property... To say we're annoyed was an understatement!! Your best bet is getting confirmation from your builder that you can remove it. Same thing....we had a look at the BAL map now and it doesn't look like we need it anymore. Although it does have some extra that I would want to keep like the fly screens, whirlybird etc Have you started building yet? Re: Merrifield Estate - Mickleham, Victoria 73Jul 05, 2016 8:29 pm No I was wrong...we do still need the bush fire levy!!!! Our land settlement was last week! Super excited. We paid our infrastructure levy today. So hopefully that gets us moving along with permits and approvals! I'm hoping by September we will start to see progress on our build Fingers crossed Re: Merrifield Estate - Mickleham, Victoria 74Jul 12, 2016 7:49 pm KatSki No I was wrong...we do still need the bush fire levy!!!! You would think if it was removed from one stage it would be removed from all of the stages? Re: Merrifield Estate - Mickleham, Victoria 76Jul 13, 2016 5:46 pm KatSki Hi wickie I'm pretty sure we are in the same stage...we are 13? But we have already signed contracts...so I guess We couldn't do anything about it now! Who are you building with? Yeah we are 13 as well! We are on Macarthur Way. How about you? We're building with watersun. Hoping we will get started soon! How about you? Re: Merrifield Estate - Mickleham, Victoria 78Jul 13, 2016 9:38 pm KatSki Awesome! We are on Jacka street. It's been such a long time waiting for the land to title, I cannot wait till We see temporary fencing! Lol We are building with Metricon Oohh we will be close! We're at the jacka end of MacArthur We went up last week & noticed one house in our street had some fencing up. It's exciting watching everyone else's build! Do you know when your build will start? Re: Merrifield Estate - Mickleham, Victoria 79Jul 13, 2016 10:44 pm I know right I saw that too!! How exciting we are going to be so close. Our builder has sent our plans off for developer approval....once we get that then off to council! I was hoping by September??.... We haven't been given a date:( (but was told it could take a couple of months to get onsite) How about you? Re: Merrifield Estate - Mickleham, Victoria 80Jul 14, 2016 10:47 am We're not sure when we will start. We're currently having a hard time with our builder. Our finance has all been sorted and approved but the building have asked for a formal approval letter. We sent it and now we've had them come back 3 times asking for different things! I'm tearing my hair out with them They said we had to pay the infrastructure levy so they could put the building permit in, which we did 2 weeks ago. Now we're just waiting to see if the docs they got this morning are ok or not! Do you get up to the area often? We're about 15 minutes away so usually head up every second weekend or so to check it out. For reference, this is the Austlii reference.
