Browse Forums Buying Land 1 May 20, 2014 1:03 pm Hi All, I'm still fairly new on this forum, however I am wondering if there is anyone else on here that has bought land/building in Merrifield. We purchased our block around February 2014 and are very excited to start building our first home. Cheers, Joe Re: Merrifield Estate - Mickleham, Victoria 2Jul 12, 2014 1:59 pm Surely there is someone on here that has purchased in Merrifield Estate? Here is an update on the construction: http://www.merrifieldmelbourne.com.au/l ... tionupdate We are in stage 3 so our titles aren't far! Construction has been so quick, it was only 4-5 months ago when we purchases and they had just started. Now there are roads, lamps and stages 1 & 2 are due to title in a month which will include the display village. Re: Merrifield Estate - Mickleham, Victoria 3Jul 16, 2014 9:37 am We now have access to live aerial photos being taken every 30 minutes. It's really cool to watch the transformation of the site. Re: Merrifield Estate - Mickleham, Victoria 8Dec 02, 2014 10:30 pm Hi guys, we just bought in stage 6 and titlement is due September next year. Right now, I am running from one builder to another to finalise floor plan. What fun . I am really exited to know how you guys are thinking of Merrifield as a project and progress so far in terms of development of site.. Thanks and Regards Mudgil Re: Merrifield Estate - Mickleham, Victoria 9Dec 03, 2014 9:34 am Mudgil Hi guys, we just bought in stage 6 and titlement is due September next year. Right now, I am running from one builder to another to finalise floor plan. What fun . I am really exited to know how you guys are thinking of Merrifield as a project and progress so far in terms of development of site.. Thanks and Regards Mudgil This will be our second build so we knew a lot more about what we wanted this time around. We decided on JG King and we are building a modified plan of the Athens 270. This time around we are hiring an independent building inspector as first time around it was a headache when we built with Orbit. We are in Craigieburn at the moment so I love the fact Merrifield is still close to my sons schools & childcare. I cant wait for Merrifield to take off. I think they were saying that construction of the shopping area would begin in 2018 but not sure if thats true or not. I just hope that Aitken Blvd will be built soon so that we can still be connected to Craigieburn Central. Have you decided on a builder yet? Re: Merrifield Estate - Mickleham, Victoria 10Dec 03, 2014 10:30 pm Hi Stelepe, As this your second build, you definitely know the journey ahead. This is my first home and to built it from scratch is mighty project for me. Me and my wife loved Porter Davis designs and floor plans and planning to go ahead with them but yet to take the final call. I am really looking forward to Merrifield as the have promised big, I hope all goes fine. Also, important to see how business park comes. It would be amazing if my wife finds a good job there Regards Mudgil Re: Merrifield Estate - Mickleham, Victoria 11Dec 04, 2014 6:13 am My husband is a boilermaker and was hoping to also get a job at the business centre. The first house we looked at was with PD but they were just too overpriced compared to other builders so what we did was take the plan we liked from PD and modified it a little (copyright laws) and got JG King to quote us and they were cheaper by $30k and they included driveway, evaporative cooling and other extras in the deal that PD didn't. We ended up choosing a better design from them in the end. They have been great so far! Re: Merrifield Estate - Mickleham, Victoria 12Dec 05, 2014 11:39 am stelepe No not yet. Yes, we first discovered the place back in Dec 13/Jan 14. It was pretty much paddocks and a sales centre. So exciting to see it all develop. Cheers. Re: Merrifield Estate - Mickleham, Victoria 14Dec 09, 2014 4:23 pm Stage 3 Titled today. Woo We will settle on the 23/12/2014. Great Christmas present. Re: Merrifield Estate - Mickleham, Victoria 15Dec 29, 2014 4:27 pm Hi All, Found out today that our block is no longer in a designated Bushfire prone area. Great news as we will be saving about 7k! Make sure you check this with you builder before you sign the final construction drawings. You can check if your block is affected here: http://services.land.vic.gov.au/maps/interactive.jsp Cheers Re: Merrifield Estate - Mickleham, Victoria 16Jan 09, 2015 5:34 pm A pre-warning to anyone purchasing a block of land at Merrifield.
We found out today through our builder that our building permit will not be issued by the Hume City council as we have an outstanding $900 for a 'Community Infrastructure Levy' that has not been paid. This was NOT mentioned anywhere in our contract of sale or documentation Merrifield Estate provided us. It's quite disappointing as the rest of the experience was quite positive. Of course we will have to fork out the money so the build is not further delayed. I will question the developer about this and provide feedback once I receive a response. Cheers. Re: Merrifield Estate - Mickleham, Victoria 17Jan 09, 2015 8:08 pm I don't see why $900 has to come out of the property owner's pocket, when it is the developers responsibility, let alone council holding up your building plans. Did you use the Lot on Plan search function? That's how I checked mine. Cheers. For reference, this is the Austlii reference.
