We've sold our home, in the process of packing and moving in with family until house is built, countless Clarendon appointments, researching primary schools for our son who starts kindergarten next year and preschools for our younger son! The list is endless. But I am very excited to see progress although I am still a little unsure as to why stage 2 and 3 are taking so long for DA. Oh well, the signs are promising. To answer your question about timing when you mention stage 2 and 3 and DA , do you mean the DA for the land you have bought, or do you mean the DA for your house. If you have already submitted a DA for your house then October should be well within reach. If you mean the DA for your land then that is a different matter. Most of the time, subdivisions are DA approved when they go to market. However, the land may not yet be registered. You take ownership of the land once it is registered (and you pay for it of course ). I am not sure where you are but this is how it goes in NSW. Many councils won't accept house DAs until the land is registered. Some Councils will accept a DA submission for a house but will not issue an approval until after registration. It does depend on the Council and what they are willing to accept. So, if you are waiting for land registration, that can take a couple of months depending on how busy the Land Titles Office is. I am sure that your developer would be pushing for it to be as soon as possible as it is in their interest to achieve settlements. Developers are often driven by end of financial year dates for their reporting etc. Then, if you need to submit a DA for your house to Council, allow 6 weeks (4 weeks of this is advertising). If you are going down the CDC (Complying development) path, this only takes 10 days. Then you need your Construction Certificate (CC) which is a pretty straightforward process and shouldn't take too long, possibly a week or two. After that, you builder gets their butt into gear and you start on site. Exactly when can depend on the builder and how busy they are etc. It can be a matter of a week or maybe a month before they get going. So October seems realistic if your land registration happens within a reasonable time (assuming that that is what you are waiting for.)
