If so then i think that is reasonable. Re: Blue Horizon Estate, North Kellyville 705May 24, 2015 8:36 pm 12.5 does mean you need to upgrade some things to do with doors and windows plus a few other things.. I think its just the time between the slab curing and waiting on the external pluming, frame turning up etc. I expect to see something happening this week (based on nothing more than my hope!) Building a McDonald Jones - Milano 15m (with modifications) Building in Blue Horizon Estate - North Kellyville (Lot 217) Re: Blue Horizon Estate, North Kellyville 715May 25, 2015 5:32 pm Yeah.. slab has to cure.. frames need to be delivered and then weather constraints.. once the frames are up, then it's a matter of finding a bricky to come and do the brickwork. Depending on the site supervisor, they may want to wait for good quality brickies that they know and trust rather than just grabbing the first ones available who they either know aren't that good or have no knowledge of and could potentially be as good or better than the ones they know etc.. then you have a 2 to 4 day delay every time it rains because bricks need to be dry when they are laid.. and so on.. Once your bricks and roofing is done, you're sweet as far as weather is concerned (to a certain extent of course!). We're currently waiting on a brickie, who is good quality according to our SS, to start the brick work. Bricks have already been delivered.. we are pencilled in for Thursday this week for the brick works to commence. We are told that the bricky will remain on our job until the ground floor bricks are done up to scaffold height, then they will go to another job until our scaffolding is errected and then they will come back and finish all of our brick work. 3 weeks for 2-storey house for bricks, apparently. I've actually been really happy so far with them. Our CLO has been great, always gets back to me in a pretty quick time frame. We are building the Milano 15m with Study and a few other modifications. We have only the electrical ...... Did you spend much in extras ... Any hints We had a budget set and ensured we stuck to it as closely as possible. That was tough for me. we put a few down lights in across the place which added up. I know we could have done more after handover but i really want a turnkey solution. didn't go overboard on data points as wifi is pretty good these days and you can always use powerline adaptors if you want a cabled connection. If you want to save a bit on extra power points make sure you place the included ones on internal walls as ones on external walls will be easier to get an electrician to add later, also if you want place them in positions that allow one to be easily added on the wall behind it later. (im not an electrician these are just things i was told) i probably went overboard when it came to the home theater bracket pack but i essentially wanted to do all the things they had in it which would have cost more. If you are going to put in provisions for pay tv remember that new foxtel setups need two pay tv points for the box (at least mine does now). think about putting a power point high up on the underside of the island bench. the only things we will do after handover will be some pendant lights and external lights. i am just getting a baton put in the wall where it will go and ill change it myself. They offer external terminations of lights, but these aren't wired to a switch internally (i was told), for me it was cheaper and easier to get a baton light mounted to the eaves which will work straight away. Im sure there were more things, if you want to know anything else PM me Building a McDonald Jones - Milano 15m (with modifications) Building in Blue Horizon Estate - North Kellyville (Lot 217) Re: Blue Horizon Estate, North Kellyville 720May 26, 2015 10:16 am They're not wired to a switch? Really? How strange. We spent about 3k in total at electrical with Clarendon. We have a 2 story house and it was mainly the addition of: 3 down lights over the island bench, switched separately. 8 data points and the hills hub thing in the garage. Provision for ceiling fans in master bedroom and alfresco. And a few extra external lights, extra power points, a couple extra internal lights, different lights in the walk in robes and so on. For Clarendon, when you go over a certain amount of power points, you need to add an extra power circuit so that adds to the overall cost as well.
