Our contract price includes provisions for 12.5 BAL but i'm hoping it comes back even lower to save an odd $6000. Our lot is on the northern edge of the estate, so maybe that makes it different? I don't know. I read somewhere that the entire area is "bushfire prone" but maybe there are other factors, such as being in the middle of the estate with a fair amount of buffer between you and the surrounding bush that brings the rating down? 12.5 is the second lowest. Cocoparra.. quite a tongue twister that one.. I personally am not fond of the name. Also the pronunciation can be inconsistent...we say Coco-purra / Coco-par-ra as that's how it was said to us but i have heard ppl say Coco-parra like Parra in Parramatta. Interesting!! Park Yeah, I'm been saying coco-parra like Parramatta.. I suppose you could pronounce it pah-ra too.. seems a bit posh to call it pah-ra though.. we are in the west afterall.. haha just kidding. I'd really love to know who is building, or more specifically what is being built, on Lot 106. I know that 104 is a single story Killara 24. Lot 104, 105, and 106 are all roughly the same size block.. so it's possible that 106 could be another Paddington or another Killara or something.. or maybe even a completely different builder with a different design I've never seen. I thought I read a post somewhere that fences were supposed to be down according to council requirements for access to public etc? There are a separate set of fences at the bottom of the estate for the new development area but it doesn't make sense that the fences are still up along Stringer road itself.
