I can't believe how much the land value has increased. I can't believe what's happened to the stage 1 ppl - it's just horrible. What do you think has happened and do you think it was the private buyers affected and not the Clarendon home and land purchasers?? Re: Blue Horizon Estate, North Kellyville 379Jan 25, 2015 9:43 pm The registration was the biggest mess... first they say sometime between 15-30 Jan.. then they go ahead and register the land on 7th Jan out of the blue. Everyone in the industry knows that solicitors are all on vacation until the 15th.. on top of this, the first official notification of streetname change occurs with that 7th Jan letter.. so now I have to get all my finance paperwork redone, all my contracts changed (land and building), everything needs to be revalued (rental estimate etc) and the land can't be valued till the correct street name is provided.. Due to the poor handling and poor communication by the land developers, we are forced to extend the settlement and will likely pay a penalty as a result. Not to mention the valuer decided to have a whinge to me about the land developer having a whinge at him about wanting to inspect the land directly, as if that is something unheard of in the world of compliance.. We are now at conditional approval with just one document outstanding that I sent to my broker on Saturday.. but of course settlement was due on 28th (we had already asked for an extra week last year but clearly wasn't enough due to the bombshell that was dropped on us on the 7th).. I thought this land developer and Clarendon were professionals... why is it that I am the one that has to go "oh.. does this contract need changing?"... Won't be building ever again, that's for sure. Not only am I seeing lots going for $1500+ per sqm but a lot of those lots are tiny frontages (15m), so you couldn't build a decent width house on it.. and others I am seeing in the same land price have a lot of hills and odd shapes to the land.. The land we got (Lot 105 Wattleridge) is as flat as you could hope for (58cm from front to back is the highest amount of travel!) and it even meant that we got a credit back because the contours were so good... it's not quite as wide as some of the others but we got our land for for approximately $1040 per sqm... even with all the headaches.. it's certainly a good investment.
