There are developments out there but most are sold out or have little left therefore demand will drive up the price. I know that happened in the arnold ave area of Kellyville, they sold so quickly the prices went up 100k or so and kept selling! There are some serious mounds of dirt piling up from the earthworks. The only developer-imposed restriction that I'm aware of (advised by the agents) is that the fencing has to be the same throughout the estate. I believe this is a good thing. Good luck. Hi Simon, I'm not aware of any specific restrictions on facades as long as the building plans follow the DCP. Perhaps someone else might be able to shed some light on this. A friend of mine is on Lot 102 also with Clarendon Homes and they are building a Sherwood 39. We've done all but one of the selection appointments at this time, the only outstanding one is the electrical. The thing I really liked about the Clarendon Homes one was that everything was packaged in, including site costs and the BAL 12.5 requirements, so we knew upfront what we would be getting ourselves into before signing the dotted line. Hopefully, if all things go to plan, the house will be finished this time next year. EDIT: A little, not 100% confirmed information, is that Lot 104 will have a Killara 24 (single story) built on it. I agree that it is a good thing... but makes me wonder how it's going to be achieved with everyone having to build the fences themselves, that is.. they will have to organise to have them constructed after handover.. at least that is the case in the Clarendon Homes areas of the estate. Don't you need a fence for your final compliance certificate. And pretty sure in your contracts it would state whether its colorbond (and what colour) or lapped and capped?
