Now they are saying it will not get settled before aug/sept 15. we also made the deposit with porter davis with promise of some discount. now porter davis is saying if they cant start building in june, the discount will be gone instead they will charge for every month delay. Is there any way we can get some compensation from land developer? Re: Cloverlea estate 19May 27, 2015 2:57 pm ts30 TashPaul Hey Paula I am in Stage 2 Cloverlea, on Columbia Boulevard. There is another Cloverlea thread which is considerably longer than this one but isn't very active either. We are on a 2mtre slope - across the block - and are going to be building with Ashford Homes. I beleive there is someone else in Stage 2 using them too, as they custom build and will work on slopes. Ashford tend to be very upfront/realistic about site costs, unlike the volume builders. We were originally building with Carlisle Homes and they insisted site costs would be $15,000.00. I was very suspicious of this (this won't be confirmed until after the site survey is done, so you don't really have much way of knowing). Ashford are quoting $40,000.00 for site costs and I think that this is more like it (not that I wouldn't mind $15,000.00!!). Anyway, just a heads up. I went to the estate on Saturday and it looks like the curbs are all done in Stage 2 and the roads are hopefully going to be done soon. Not sure if you live nearby and visit to see how they are going? Hopefully we are still on track for July settlement!! A little bit confused in here - does the site costs include soil tests and land surveying ? Hi ts30. We have paid $2,500.00 to lock in the price that the builder had given us for the house, upon signing. This $2,500.00 is then used for the site surey and soil tests. If we had decided not to go ahead with that builder, after the site survey etc, we would get a copy of the results from the surveyor so that we could use them again with another builder if needed (so we didn't have to pay twice). I don't think this is part of the $40,000.00 that they are quoting. The site fees include the slab (upgraded to H2 at this point), temporary fencing, retaining walls required, toilet hire, and other bits and bobs that add up quite to quite a lot! It is not the developer's issue or fault that you signed up with a builder before the land had settled. When you buy off the plan, there are no guarantees when you will settle the land, until it actually happens. We are also in 2d - what block are you on? My blog: tashandpaul.wordpress.com |
